Maplewood NJ 07040 Home Sales Dip First Quarter 2008

The 2008 April home selling market in Maplewood New Jersey is brisk...in spite of the fact that the first quarter 2008 saw a dramatic drop in the number of homes sold vs. first quarter 2007.

Buyers are ringing our phones and open houses are full. Full priced offers are made when homes are priced right, BUT we are still seeing low offers on homes the buyers feel are overpriced for the neighborhood.

Maplewood NJ Home Sales

Maplewood NJ only saw a 6% drop in average sale price in the first quarter 2008 ($485,750) vs 2007 ($516,492) which speaks to the continued vibrancy of the town with its close proximity to New York City, the Express Midtown Direct Train into Penn Station (less than 30 minutes) and its wonderful downtown and lovely homes and parks.

Fifteen homes went under contract in as many days since the beginning of April and ten homes have closed...a good sign that Spring has Sprung.

Home sales down in Livingston NJ

Livingston, NJ saw a 20% drop in home sales in the first quarter of 2008.

Based on figures from the Garden State MLS, the average sales price of homes in Livingston, NJ dropped over $150,000 from $750,586 in 2007 to $598,696 in 2008. What we are seeing is an increase in sales of lower priced homes while those in the upper tier are staying on the market (much) longer.
