Polk Place Subdivision in Franklin TN Real Estate Update January 2012
Polk Place Subdivision over the past 6 months is average over 2 homes sold per month. The rate is great and it means that there is only 2 months of inventory available in this subdivision. The Grumbles Team tracks these kind of numbers for many of the subdivisions in Franklin and surrounding arreas and this is a great result for our local market. Franklin as a whole is at 5 months of inventory. If we can sustain a low inventory rate then home prices may begin to climb again. The chart below shows that steady and slow gain that everyone wnats to see.

The table above shows that there are only 5 active homes for sale in Polk Place as of the typing of this blog. The homes range in size form 2900 to over 4000 square feet. Polk Place features brick construction and the prices ov home on the market ranges from $339,000 to $445,000, while homes in Polk Place can be purchased for under $300,ooo as evidenced by the $293,000 sale that occured in the past 6 months. The average sale price however is $355,000 in Polk Place.

Williamson County Real Estate Total Market Overview January 2012
Williamson County still has a reasonably strong real estate market. The Nation wide Existing Home sales inventory is at 7 months and Williamson County is setting at only 5 months with the new inventory included. REALTOR.org states that the Southern states in the USA have seen a nearly 20% reduction in +$1Million home sales but the rest of the price points all saw increases in sales except a 5% drop in the $500,000 to $750,000 range. In fact the Middle TN unit sales were up for the first time for the year as a whole in over 5 years. Look at the detailed proprietary Grumbles Team analysis below.

Nolensville still remains a HOT market with low inventory and with the prices holding strong at negotiations. They are averaging $329,644 for homes sold in Nolensville and they only showed a drop of 1.4% during the list period and then only 1% during the offer negotiations. The best place in Williamson County to negotiate price is in Primm Springs where only 2 home sold in the past 6 months and they have 5 on the market with an average list price of $642,580.
Spring Hill is another market to keep a close eye on with low inventory, foreclosures and short sales but with hope as GM reopens the plant this summer.

The chart above shows that The median list price has continued to climb for the most of 2011 and that the closed median price in Williamson County did dip in 2011 but regained the same value as back in February. The drip in median Sales price was about $20,000 out of a $345,000 sales price or about 6%.


The chart above shows that the inventory has dropped steadily and that the absorption rate climbing is the main cause for that drop. People are buying homes in Williamson County at a pace faster than at any point in 2011.

Real Estate Update for Westhaven Subdivision January 2012
The real estate market in Westhaven is not hard to judge as you can drive through the neighborhood and witness multiple new homes under various stages of construction and in various price ranges. Some of these homes are pre-sales and some are speculation homes built by the builders. One of the new projects undertaken by SouthernLand Company is the construction of new condo flats offering a single floor living on 3 various floors with an integrated elevator and a great view overlooking the lake.
Review the Grumbles Team Proprietary Total Market Overview below and you will see that there is currently 6.2 months of inventoru inside of Westhaven and that there are elevated PENDING rates. The average list price is $552,000 and the average sales price over the past 6 months is $523,000.
To see how the Median sales price has fluctuated over 2011, the chart below illustrates that the trend has been an increase of about $30,000 as the year progressed although the trend si spiking down now from a high peak in June 2011. I believe that these median home prices are increased from so many new construction sales in the neighborhood and not from appreciation.
The Westhaven Subdivision housing market is still strong and even more so at the end of the year than during the summer months.

Westhaven Realty Market Update for December 2011
The average home sold in Westhaven Subdivision over the past 6 months is $528,222. THere are eighty-one (81) active homes for sale in this thriving neighborhood. THe biggest home for sale is 5,794 square feet and the most expensive is $899,900, while the smallest is 1,404 square feet and the least costly is $249,900.

There wasn't any significant change in the past two months in the absortion rate nor the inventory markers in Westhaven Subdivision.

THe Pending Ratio of homes for sale in Westhaven has taken a dip, but with the Holidays approachiong that isn't a market sign but rather a seasonal dip in my opinion.

Sales Price and active home price trends in Westhaven Subdivision are fairly consitent over the past 12 months.
