The Middle TN real estate market in October surpassed last years number of sales! See this chart that shows all transactions including LAND, Condo, and Multifamily transactions (commercial and rentals are excluded). What drove this increase? The First Time Home-buyers tax credit. – Haven’t heard of this? (Some people haven’t) It is a 10% tax credit for buying a house if you have not owned one for the past 3 years, and it caps at $8000. It expires on 11/30/09 unless an extension or a revised plan is passed, which is being discussed and will likely be sent for Obama to sign or veto later this week. The revision could include a smaller tax credit for those that have owned for 5 years and want to buy. You can follow me on facebook to get updates on this as it progresses this week.

Williamson County home inventory is dropping. In September there was 11.3 months, in October it was 10.1 and now in November it is 9.7 months of inventory to sell. Specifically Franklin has 11.7, 10.4, and 10.1 respectively. Where should we be? That is hard to say, but the trend is going the right way. This means that if no new homes entered the market and we continued at the present rate (a rate averaged over the past 6 months) that we would sell all the Franklin ACTIVE inventory in 10.1 months. As the number gets lower we enter the much desired SELLERS MARKET. I have this Total Market Overview for Williamson County by City and by Zipcode for your review.

Existing Home Sales Nationwide up in September 2009 | Nashville Homes for Sale | Franklin TN Homes for Sale| Golf Community Homes for Sale
Recetly the Nashville Business Journal reported that Existing Homes sale were up 9.4%. This increase in sales is largely due to homes being at a great value right now and the First-Time Home Buyer tax credit. This volume of sales is a two year high according to Lawrence Yin, the chief economist for the National Association of REALTORS.

Westhaven Subdivision October 2009 Market Update | Westhaven Homes for Sale | Franklin Homes For Sale | Nashville Area Homes for Sale
The Grumbles Team of EXIT Realty of the South has posted the Westhaven Subdivision October 2009 Housing Market update.
The average price per square foot remained unchanged from the report last month at $167.5. There were 5 home sales in September, up 1 from August. Pendings decreased slightly which is expected for this time of the year heading in to the slower months of November and December. 77 properties are still active on the market in Westhaven and the average price per square foot of those listings is $175.4.
In the last 45 days in Westhaven the private golf course has opened for play and in the coming days the Harris Teeter grocery store will have a grand opening. The business and retail strip center that shares the parking lot with Harris Teeter has great visibility to Hwy 96W so the traffic can see that progress is being made on the town center and will soon be conducting their business here. The elementary school located inside the Westhaven community has gotten underway in the past few months so Westhaven real estate is a very popular subject right now and with all of these projects coming together the future looks bright and the time to buy is now.

Today the Nashville Business Journal reported that the homes sales for August 2009 were down by 9.2% from August 2008, but that drop is a good sign as it is less than the drop in past months. The article states that it is a good sign that 2,000 or more single family homes have sold per the Middle Tennessee Multiple Listing Service (Realtracs) in each of the last three months. From this chart you can see that the 2009 sales have been consistently gaining on the 2008 sales volume. The 2009 volume is nearly half of the 2006 volume and shows a picture of the housing market struggle as a NEW normal is defined.
