Lower priced homes continue to drive our market with a low supply which should lead to some price increases in those price ranges below $250,000.
Remember, a six month supply of inventory typically creates equilibrium between buyers wanting to buy and sellers wanting to sell homes in the Denver market.
The data continues to show an improving but fragile real estate market in Denver, but job insecurity is holding back a rush of buyers into the marketplace. As the inventory continues to decrease and job stability improves, Denver is poised for real estate to improve in value. We are seeing this happen below $250,000 and the next price point of $250,000 to $500,000 is starting to experience a decrease in inventory. It normally takes 6 months to see each $250,000 of price catch up to the market.
The telling sign of the marketplace is that buyers who can buy upper end properties are able to secure a lot of home for an attractive price. Although each area is a little different in what a buyer can buy a million dollar property for, we are experiencing discounts of 25-30% in some cases. Even though upper end priced inventories are decreasing, there are still plenty of great buys above $750,000.

I've been looking for a good website to host my images.
I think I've found it in Zenfolio.
I wanted one that offered lots of storage of full sized images, reliable printing services, and a front end for selling prints. I did a lot of research in magazines and on the web, reading forums, articles, and reviews and Zenfolio was one that seemed to almost always get favorable mention. What tipped the balance for me though, was the fact they use Mpix for their primary print service. Mpix is also used by well known photographer, author, and magazine editor, Scott Kelby.
I've had two prints made, a normal 8x12 print and a 16x24 gallery wrap canvas print. Both were very well done, but the gallery wrap really impressed me. The print was perfect and it was wrapped on a frame that was about 1.25' thick with a very nice black backing and attached hanger.

I've been watching them for about a week, now - about 20 of them. They've been slowly circling the house, apparently scoping it out from every direction. We're surrounded by trees and brush but I still see them from time to time - methodically, checking out every angle. They even pretend that they're not looking at us - - but I can tell they are.
It's obvious who their leader is - he's the big guy with the red beard, most likely known as "Red", or "Big Red", or maybe something even more ominous. You can also tell that the others defer to him so he must have a mean streak. I'll have to really keep my eye on him.
The problem with living in the country is that emergency services and the sheriff take a while to respond, but we're prepared. I keep the doors and windows locked and the pellet gun loaded. I don't think wild turkeys have ever killed anyone but, like they say, "there's a first time for everything"! :-)
