My current apartment building clients no longer desire to sell and move up. They no longer want to buy and sell carefully in order to net the highest profit. They no longer want to deal with vacancies, rent changes, repairs and most of all the headache and stress of managing multiple properties. They are now looking for a easy to manage, low risk, profitable investment.

More and more of my buyers have been asking for such investments for many reasons. While cd's yield less than 1 percent, and stocks are much riskier, the single tenant net lease will yield a 5-8 cap. Although it is true your return will not be as high as other investments.
The key attraction to these types of properties is :
1. low risk- only 1 tenant- just make sure they are a credit worthy (national credit or corporate tenant) and your risk is minimal. In addition these leases are usually much longer than standard leases. (my current el pollo loco listing has a 20 year lease)
2. low maintenance- while apartment building require maintenance, repairs, and management of multiple tenants, the single tenant net investment has only 1 tenant with no extra costs ever. They pay for all repairs, maintenance and overhead. My current listing is triple net which means you pay nothing ever.
3. 1031 exchange for one and avoid capital gains taxes but still keep your cash flow.
4. Rent increases can be written into the lease to hedge against inflation and maximize profits.
What type of buyers usually look for these investments?

The reason I wanted to share this with everyone is because i had just read that article on globest.com which featured a el pollo loco on the front page, and just last week my office listed a single tenant triple net lease with a el pollo loco right here in Los Angeles !

Jerry brown defeated Meg Whitman in yesterdays election. Jerry brown held office over a decade ago and has held numerous other political offices. Ebay CEO Meg Whitman reportedly spent over 140 million of her own dollars to fund her campaign and had never run for office before. Brown plans to cut spending and uneccessary programs in California. As attorney general he has also been behind several programs and investigations of fraudalent real estate agents and offices. He has shut down various operations for predatory lending, mortgage fraud and other similar activities.
I am curious to see how the active rain community feels about his election. What are everyones predictions to how his policies will effect the real estate market? Is prop 13 in any danger of being repealed?
FACEBOOK USERS BEWARE- VIRUS' ARE BECOMMING MORE COMMON
Recently i had my page infected with a virus on Facebook. Not my computer, but my Facebook. It seems that hackers have found a glitch in the HTML coding of Facebook.
What happens
Your page permanently will "like" a certain group and infect anyone else that clicks on it.
How to avoid it
any time you want to click on a video or picture, it should display within Facebook. If it opens a new window with a url that starts with anything other WWW.Facebook.com DO NOT CLICK ON ANYTHING ON THE PAGE. ANY CLICK WILL INFECT YOU, WETHER IT LOOKS LIKE A VIDEO, PHOTO, OR EVEN AN EXIT BUTTON.

Some other key points are to NEVER update software from a redirected site on the Internet. I can't stress how important it is to check the URL and make sure it says Facebook on it. If you have to update something always go to your browser's website and update it from there or the official website you get to by typing in the link.NEVER FOLLOW LINKS TO OTHER SITES AND, CLICK ON THEM, DOWNLOAD OR INSTALL ANYTHING.
The page may look exactly like a Facebook page but will be a virus. IF YOU CLICK ANYWHERE ON THE PAGE IT WILL INFECT YOU. (i clicked on the video which looked like a you tube video, but upon closer examination i realized the URL was not Facebook, and the "Facebook" page was not as clear as it usually is..
I recently missed this and now have 2 groups i cannot unlike. I have emailed facebook and nothing has been resolved for about 3 weeks now.
In fact my profile page is all messed up now and i can barely navigate throughout it.
I hope this saves at least one other person from this headache.
Ill keep you updated on if and when it is fixed.
