Buying a home (in Katy, Texas),

Daunting. Scary. Especially for a first time home buyer. Fortunately the first steps are easy and fairly straight forward.

What you need is someone to guide you. Someone who tells you what comes next. And then what. And then what.

Someone who can help you get past the obstacles.

Someone that can help you get the good home deal.

Someone that can give you mortgage tips. And how to. And, what to avoid.

Yes, that is what you need.

It is easy -- if you know how; if you have experience; if you have someone guiding you.

Ok -- here is something that you MUST KNOW! Must. Yes, it is VERY important to get a pre-approval from a lender -- but from WHAT lender? Not all lenders are created equal. And some continue to "grow" in directions that might not be helpful to you. You better get someone to talk to first (like me!) that you can get you good advice. Better get some how to help. That is for sure.

Call me, and I will give you some tips about what to look for, how to tell if you have a good one, and what to avoid. THEN, we can make headway toward you getting your pre-approval letter.

Why a preapproval letter?

Well, do you want a pig in a poke? No. Does the seller want to sell to someone who is a pig in a poke? No. So, once you have received good advice from someone (me?) on how to choose a lender, we will work on you getting your preapproval.

The preapproval letter will tell you and the seller a preliminary idea of what you can afford. It is like a ticket to the dance. If you don't have a ticket to the dance, you may show up ready to buy a home you see -- but the seller won't dance with you (yet) because you did not have a ticket to his dance. Sorry, Charlie. Or Ruth. You need a ticket to the dance. And, hey, while you are waiting to get your ticket to the dance from your lender, the seller just danced with some one else. And sold your home out from under you.
