Interested in Jacksonville Foreclosure homes for sale? There is certainly no shortage of these properties on the market right now. We have noticed an interesting trend lately. The "glut" of short sale / pre-foreclosures that are not selling, are getting returned back to the banks.
So here it is by the numbers. As of May 19th, there are 1,141 Foreclosed residential homes in Jacksonville and Northeast Florida that are on the market as either active or pending listings. As far as single family homes listed as short sale or pre foreclosure, there are 2907 as either active or pending sales for short sale houses in Jacksonville. The general number of foreclosures has incresed the last couple months, while short sales have remained about the same or decreased slighly.
Condominiums are just as rough. For foreclosure and short sale condominiums on the market, there are 653 right now. That number, we expect to double later this year from the glut of inventory on the market. Right now is definately the time to buy a foreclosure or short sale home in Northeast Florida, as the distressed home sales have bought values down to 2003 pricing on most properties. The $8,000 tax credit for first time home buyers is also getting some homes sold in the under $200K Price range.
But what about all these short sales? Lenders are dragging their feet approving them in many cases, as the property conditions and values decline. Who is paying for this loss if a lender takes four months to approve a short sale? Of course us tax payers. Hopefully some of that will change. Today the Obama administration announced a plan to help curve declining home values across the county. They are offering special incentives to lenders to close short sales on properties in a timely manor. In addition, they are also setting in place a program to help streamline the short sale process. As I have been saying for a year or two, this is exactly what the houseing market needs to begin a recovery! If buyers can get an answer to a short sale offer in a matter of a few days, instead of a few months, that changes things completely!
