Why are banks depending on Appraisers?

I am so confused that banks place so much confidence in appraisers before loaning money for a property. The true appraisers are buyers in this market, not sellers, not banks, not what is owed by the seller, etc. Auctions put buyer against buyer and let them compete for the property, which drives up the price. For many years the owners used the traditional method of listing their property with a realtor for the hope of finding a qualified buyer who would close escrow. Because the process usually took a long time to find a buyer and many escrows fell out because the buyers either got cold feet or contingencies were not satisfied, they discovered quite by accident, another way of selling homes.

Randy Grigg, the president of the company was looking to buy a nice property in a good area for his daughter to live in. He discovered a beautiful 4 bedroom 3 bath home in southwest Bakersfield (Stockdale Estates) that was being advertised for sale by auction. After researching comparable sales he decided to attend the live auction that was held at the property. Because it was an auction, he thought the home would be sold at a discount.

When he arrived at the home to bid at the auction, there were 12 other bidders and a real live auctioneer. Because of the competition that was created by the auction and the fact that the bidders who wanted to own the property as their personal residence were in attendance, the price was driven to full market value.

Even though Randy didn't win the bid of the beautiful home for his daughter, he saw enormous potential of selling homes using the auction method. For the record, other homes in the neighborhood were taking 4-6 months to sell using the traditional method of listing with a realtor.
