College Station Water

The south end of College Station has certainly been a testing ground for plumbing systems particularly in regards to water heaters and their early demise. Recently while looking at a new listing with the owners, I noticed the inlet pipe to their one year old water heater was dripping and had an extraordinary amount of corrosion for the age and also a white substance was built up on it. I have seen this on many homes in the area. Several plumbers have indicated it is from the high salt or sodium content in the water, not sure which. Any way this has to be frustrating to home owners in the area , and repair plumbers have told me water heater life is really short in the area. ( Bet they love that! ) That is a shame. I do know you are supposed to use what is called a di-electric coupling with water heater pipe connections. They have a small plastic sleeve that prevents dis-similar metals from touching one another , as that speeds up corrosion. I am not a plumber, but still am a partner in a home building firm so I do know what to watch for. A lot of the new homes use the new style plastic pipe so this might cut down on some of the corrosion problems in a home. Let's hope so.

Have a prosperous week!

Woodlake , College Station , Texas

Woodlake Estates is so close.. yet so far . It is just a few miles down the road from the hustle and bustle of College Station. You will feel like you are miles from town in the tranquility of this well laid out subdivision. This large subdivision consists of mainly 1 to 2 acre home-sites. When Woodlake was conceived in the late 70's it really was off the beaten path. Now it being surrounded by the city in its efforts to annex more and more land. Woodlake has a wonderful 38 acre lake and many of the homes are fortunate enough to have frontage on the water. Large bass, catfish , and other species are found in the lake and many wild ducks frequent the lake in winter. Those owners that don't have waterfront still have the ability to utilize and enjoy the lake and common areas with annual dues.

Woodlake is in the College Station School Dist. and is a short drive to Texas A&M.

If you are considering a rural setting to buy a home but want to be close in.....then don't pass up Woodlake Estates!

Snowing in the South!

In Central Texas we woke up this morning before sunup and the ground was covered with snow plus the wind was blowing large flakes so hard you could hardly see for awhile. When the wind settled down our pastures looked like a winter wonderland. I can't remember the last time it snowed here this much. This is looking out from our front porch. Wow! Usually it is just a patch of brown hayfield this time of year.

Last weekend we worked on our rose garden getting it ready for spring. What a difference today See the two photos below.

Have a prosperous week
