How much is too much?

I'm talking about the web-sites you maintain and your Internet Presence.

Sometimes it can get a little overwhelming, especially with blogs that you have to keep up with. I am thankful that my AnnArborUndressedBlog, (outside Activerain blog) auto posts from my Activerain posts.

It took a while to get the search engines to like AnnArborUndressed but now since Activerain changed the outside blogs to be the authority blog it moving up in the SERPS.

I have a couple of static sites: MissyCaulk.com and MissyCaulkTeam.com. One is new but with the old domain name. Dakno redesigned it and I post all my listings on there. I can also add community information and neighborhoods so it is not totally static.

The MissyCaulkTeam site is a Point2Agent site. I have imported by RSS feed my blogs. I use this site because it syndicates my listings to agents all over S.E. Michigan to agents that have accepted a handshake agreement. I get a few leads from it a month, so I've kept it. But, it doesn't really work well with Fox Fire or Safari and I hate to go over to IE. It is suppose to but it always logs up.

AnnArborRealEstateTalk is my blog about Ann Arbor and Saline. I rarely post fun stuff, or technology things over there. Just information for the consumer. I posted on Land Contracts being acceptable for taking advantage of the First Time Home Buyer Credit. I have about 51 comments and requests to read the legal decision.

Photos.AnnArborRealEstateTalk.comI also have a photo blog, that I just use my cell phone to snap a photo when I am out and about.

That is easy to maintain, just snap and send to it automatically.

I enjoy taking photos around Ann Arbor and Saline. It makes me see my communities with a new lens.

My new baby is a Posterous Blog. I am having fun with that as you just submit a page you are reading, a photo, or whatever you are doing on the internet and it automatically posts it. Posterous blogs are FREE, and you can have as many as you want. If you haven't set one up yet, you should, they are fun. Just email anything you want to post or add the booket in your tool bar. Nobody comments too much you just get sent a bi-weekly email and can look at all the ones you are subscribing too.

Of course I have a company web-site Buy Ann Arbor Real Estate but never get leads from it. I heard Google doesn't like template sites and I have found that to be true.

One of the sites that requires very little maintenance is my A2BreakingNews.com site.A2BreakingNews.com

This site is basically Twitter Feeds that come in for certain pages, like Saline, Ann Arbor, Food, Wolverines, Sports, jobs, and of course Real Estate.

Once a week, I am honored to post on AgentGenius Magazine. Lani asked me to post on Sunday's recently so my first political post went in yesterday on Climate Chains.

Sunday's are going to like the Sunday morning shows on TV, so all the posts will be political. I think this will be a good fit for me.

I love the writers at AG, if you haven't visited there you should check it out.

The site that brings me the most business is my IDX Home Search Site; SearchAnnArborHouses.com

This is my Pay Per Click home search site. All my sites have a place to search homes and go straight to this Home Search Site.SearchAnnArborHouses.com

Sometimes I wonder... is it just too much...but my theory is you never know which portal a consumer is going to find you on.

When the phone rings or you receive an email with someone finding you online and needing help to buy or sell it makes it all worth it.

Remember this post was about web-site and blogs; NOTHING about Social Media Communities.

As the year 2009 winds down, my static's are showing that about 70% of my closings have come from Internet Buyers and Sellers.

It use to be the opposite, but most folks are not moving UP in Ann Arbor or Saline or Down-Sizing. So we have to be continually bringing in new business from the Buyers & Sellers on the internet moving here.

They are waiting...but I am NOT.

Appraisers Need to be from Our Local Area...like Ann Arbor....not S.E. Michigan

measuringAppraisers need to be from our local area's like Ann Arbor and not S.E. Michigan. They don't know the area, the school districts or how we handle square footage. The problem is exacerbated with the Data Sharing.

Appraisers need to use the MLS that the listing originates from.

Why?

Data Sharing...is when the data from one MLS goes into the feed to another MLS. Not everyone uses the same fields so not all the data is transferred the same.

In the Ann Arbor Area MLS we have a field for Square Feet, (ok everyone does) but....here is how it is different from the Realcomp board and the problems it can cause.

Realcomp uses Square feet like this:

Upper______

Main_______

Basement_____

Total Finished Square Feet________

Ann Arbor only does this:

Square feet___________ Source____________

Now in the source field we can put: "Per owner, per assessor, per appraisal." However many agents in the Ann Arbor Area add the basement square footage in to make the home seem bigger. So they will say: S. F. 3000 Source Inc 1200 in LL

The square feet is really 1800 square feet NOT the 3000.

Now all of us in Ann Arbor, both Realtors and Appraisers can add and subtract so it is not a huge problem. However, if an appraiser is located out in the Realcomp MLS area, then the data imported only comes in at 3000.

NOT GOOD.

I have a headache

I found out last night one of my homes did not appraise. The buyer agent called me and I quickly went to our MLS to refresh myself on the comps that the appraiser would have used. No problem...there are 5 of them.

I wait and the buyer agent sends me over the Appraisal and I go through it to see if I can see how she came up with this house not appraising.

OH NO, SHE USED THE BASEMENT SQUARE FOOTAGE AND GAVE IT THE SAME VALUE AS THE UPPER AND MAIN LEVELS.

After I had gone through it and the buyer agent went through it, we met at his office and compared notes. He found the same errors that I did.

If an appraiser had used our Ann Arbor Area MLS, they would have known this included the finished basements.

We will get it worked out, but this should not have happened.

A local appraiser using our MLS would have seen the TRUE SQUARE FOOTAGE.

Market Reports for Washtenaw County Sept 08 vs Sept 09

Market reports for all of Washtenaw County were released yesterday for the month of Sept 09 and comparing it to Sept. 09.

Overall, condo's sales were up by 53%. Now that is huge.

Residential sales were up by 8%.

The charts below show you the different area's by school districts. In the Ann Arbor Area we search all homes by school district.

The average sale price was down by about 40,000.00, so the homes are selling but at lower prices. A small percentage of homes sold 20% above asking price and I attribute that to the foreclosures that are getting multiple offers and sellers looking to purchase a foreclosed home need to be prepared to bid over asking price.

I received a call today from an appraiser who was asking about the condition of my short sale on Briarbrook. He told me he was having a hard time finding any normal sales out in Ypsilanti or Ypsilanti Township. That is sad, and if the house the buyers buying in my subdivision where this home is located, doesn't appraise they will not be able to purchase.

We need more normal at market value homes to sell. The foreclosures are dragging the market down. This in turn will create more negative equity for homeowners.
