St Augustine Market report and trends 2009

St Augustine market is still holding it own, with only 50 Foreclosures +/- active at this time & with over 3,000 listing as a Percentage it not bad. My sales in December where both Foreclosures one at Palencia and one in Hannahs Walk

  • Palencia sold for $240,000 with over 1800 SQ FT & some very nice Upgrades. Originally sold for $400,000 in 2005, wow what a few year can do to a market

  • Hannahs walk sold for $120,000 3/2.5/1 Built in 2006 and Originally sold for $240,000 back in 2006.

January2009 I have 3 contract so far and planning on writing another one next week 2 are Foreclosures and 1 is a Short sale, I have some great deals for St Augustine Foreclosures with interest rates heading lower as well as prices I expected 2009 to be a busy year with prices dropping and not hitting a bottom until Loan Modification or refinancing for underwater home owners is address.

  2. Looking for a House 3/2 in St Augustine can be located on the Island, South or out west
    up to $130,000
    - Short Sales are ok needs to close by March 2009
  3. Looking for a 5/3/3 over 2900 SQFT with the Master on the first floor up to $220,000
    - Fast Close by December 2008 no Short Sales

First I would like to mention that many banks are starting to offer Loan Modification, relocation assistance and much more.

Stay in your Home!

  1. Loan Modification , this maybe available to homeowner that still has income but had an event that has cause a Hardship. Option include reducing Interest down to 1% for up to several years, creating a no interest loan for 6 months and then set at 5% and many more based on your Mortgage holder
  2. Short Sale, if you are not earning or you just want out, then this is the next based option to avoiding foreclosure. This process requires you to list your home at market value and takes 60 - 90 days after you accept an offer for acceptance. I have had short sales slow down foreclosures for some of my customers for over 6 months, based on the offer many lenders are willing to offer relocation assistance from $2,500 - $5,000..   3. Deed in Leui, this option after the home is listed for several months makes it possible to just hand them the keys & Deed and may offer relocation assistance from $2500 - $5,000

Update Feb. 4, 2008 - The Mortgage Forgiveness Debt Relief Act of 2007 generally allows taxpayers to exclude income from the discharge of debt on their principal residence. Debt reduced through mortgage restructuring, as well as mortgage debt forgiven in connection with a foreclosure, qualify for this relief
