The Vineyard - Redding, CA Adult Community

With street names like Vintage Path and Bountiful Path, The Vineyard is an appealing neighborhood for those 55 and beyond who favor a lifestyle of tranquility, convenience and views!

This gorgeous gated community of about 208 homes was built in the 1990's and is home to some 350+ residents. The Vineyard attracts retirees for its lake views, charming clean streets, walking trails and location. It is within five minutes to the McConnell Foundation where you'll find several walking trails (including dog trails) and within ten minutes to the closes grocery store. It is located on the North-East part of Redding close to Hwy. 299 and Shasta View Avenue.

The Vineyard provides residents with these amenities:

  • Twin Lakes with lighted walking trails
  • Club house
  • Community Pool and Spa
  • Bocci ball and shuffleboard
  • RV/Boat Storage
  • Playground
  • Security Gates (open at 7am and close at 7pm)

There are CC&R's (Covenants, Conditions & Restrictions) and HOA (Home Owners Association) fees of approximately $70 per month. This is an increase of about $20 in a five year period. The association fees cover all common areas but residents are responsible to upkeep their own yards.

About the homes

The most common floor plans at The Vineyard are the "San Antonio" and "Capistrano" models consisting of 2 bedrooms, 2 bathrooms and a den/study room. They average about 1,600 square feet, vaulted ceilings, a fireplace and indoor laundry. You can find larger floor plans (1,800 to 2,400 square feet) 3 or 4 bedrooms with water views but those are rare and not very many for sale. The majority of the houses at the Vineyard also have extensive custom built-in features like built-in bookshelves, china buffets, ironing boards, wet bar and other kitchen built-ins. All houses have a stucco exterior, a two-car attached garage and smaller backyards (quarter acre or less). If you want a waterfront home or views to the lake, look for homes on Harvest Walk, Vintage Path and Vineyard Trail.

Home Values

Several of these homes, especially those with the larger floor plan and water views literally doubled in value from 2001 to 2005/2006. The average price in 2001 was roughly $200,000. Today, there are three homes on the market with the lowest priced home at $279,000 and the highest at $355,000.

Volunteers Needed

Viva Downtown Redding, a Main Street Organization, is a nonprofit organization dedicated to enhancing the cultural, social and economic development of Downtown Redding and volunteers are needed!

VISION: A HEALTHY, VIBRANT DOWNTOWN COMMUNITY

If you've been looking for something to do and have some spare time, this is a great opportunity to join a fun volunteer group, look no further - you've found it here. What's cool about this organization is that it is divided into six subgroups, each with a different focus. Kind of like a puzzle. I served in the "Promotions" committee for about three years and we're always looking for more community volunteers.

The Promotion Committee is responsible for putting together the great events Viva Downtown Redding hosts each year. The Promotion Committee oversees the the successful staging of the ten-week MarketFest event (which by the way if you haven't yet been to one of these Thursday night events, don't miss your chance), the Fall Beer & Wine Festival, The WinterFest Downtown Open House and Christmas Spectacular and the annual Park and Shine.

The group meets the third Friday of each month at Angelo's Pizza Parloron California Street in Downtown Redding and encourages public involvement. Take a look and join one of our Volunteer Groups. You can also help through Viva's Join and Support Program if you don't have time to volunteer but would like to "support" the organization by sponsoring at different levels.

The Return of Granzellas II

No, it's not a movie but it sure sounds like one. It's actually more exciting than a movie, it is the reopening of Grazellas, a cherished restaurant many of us have grown to love over the years!

Located in Colusa County (the town of Williams), a little less than two hours South of Redding, lies this Italian-Americano restaurant named "Granzellas". A fire incident (some kind of mechanical malfunction) burned the place down last October...shocking the residents and the rest of us who have made this iconic establishment our stopping point when traveling through Interstate 5. Granzellas has been serving travelers since 1976, so the news that it had burned down was devastating. I remember when my sister-in-law told me about the fire incident - I couldn't believe she was saying it wasn't there anymore. The Jeantets have (for many years) stopped at Granzellas for lunch, dinners or just a snack break. I always enjoyed picking up a bag of their gourmet coffee and other cooking specialties, while Chris ordered his favorite pastrami sandwich from their deli. The funny thing is there really isn't anything else worth stopping for between Redding and Sacramento if Grazellas isn't there.

I know I speak for several others when I say that we're truly excited to see Jim and Beverly Granzella back in business. Here's to Granzellas!

A little Taste of Italy

Like Wine?

Eighteen Vintners will be showcasing their best North State wines on Saturday, June 14th from 5pm - 8pm. Come and sample wines, appetizers and a delicious pasta dinner.

Antipasti will include olives, crackers, olive oils and locally made cheese, yum! This is a fundraising event and tickets are $15 in advance, or $20 at the door. Tickets include dinner, entertainment by the Lou White Band, a commemorative wine glass and a unique plate. Vendors will sell biscotti, hats, aprons, and a lot of other fun stuff.

Have you even taken a trip down the Sacramento River? Here's your chance. Baskets of Italian goodies will be raffled off during this event including many other prizes like a trip down the Sacramento River!!!
