Hurst Treasurer for the Warren County Board of Realtors and broker owner of Ohio Homestead have been functioning as Real Estate practictioners for well over 30 years. Some people like the old way of doing business face to face and i joined them late in 2001 since then i have had a direct and close relationship with the broker in efforts to assymilate into the business in the most effective manner. We have had several really good years together and I have benefited directly from his large amount of experience offered to me where in most offices trial by error seems to rule.

I believe that knowing your deal and understanding what the clients needs are allows for a shorter time from qualification to contract and then through whatever inspection issues pop up. I prefer to be in the buyer brokers position because i am always looking out for the new buyer and offering the experience i have assymilated through the years and offer those experiences in efforts for the buyer to take direct advantage from them.

I have had several instances with first time home buyers getting better quality deals then the Family members monitoring the realtionship. I welcome parents involving themselves directly or indirectly into their childrens first home buying experience. Two heads are always better than one. I have a closing ratio that is in the high 90 percentile range because before writing any contract all issues are resolved before any paperwork is started. We simply put do not enter into any agreement that will not directly demostrate a clients interest and delegate what issues must be resolved in efforts to get them exactly what they ask for.

In five years three transactions have not closed two of them were sellers not performing and one was an extremely large parcel of land that was determined to be not in the best interest of the client once due dilgence was completed and the associated costs for the issues were revealed through our offices research. 100 Percent of all of those clients were better served in different locations and all of my clients have found what they intially were searching for.

Residential and Investment and REO properties are my specialty however i am willing to work toward whatever goals are required for my clients. I respect and appreciate the efforts of those that have helped me and do the same for the people i work for. I mainly focus on correcting the foreclosure activity in my farm area which encompasses mainly the Warren County area but also includes all of the state of Ohio and Florida. I will go where i am needed without hesitation and have traveled for my clients so that they feel comfortable with the representation they require. I have listed and sold large parcels and small parcels of land i list residential properties and have been involved with residential to commercial transactions.
