Don't Take An Overpriced Listing

Will You Overprice The Listing Today Just To Get It?

In this market, taking an overpriced listing is usually a step for disaster...most times you are dealing with someone unreasonable about the market, their equity, and what they want to see as a return for their investment...More and more lately I see great agents taking awful listings...True...this means I have not been asked to list these properties but unless you want to be realistic with me, their is no use for our proposed partnership anyhow....

UNREALISTIC SELLERS=

Waste of Money

+....of Energy

+....of Time

=$$$000.00

It is hard saying no, or for that matter giving the true value...sometimes I give in and say but within 30 days...we need to drop the price sort of thing... but unless that is a realism for the sellers...you are better off without it or ...wait for it to expire with the overpriced asking price and get it the 2nd time around, can you believe I have even seen some 2nd time listings being re-listed for more? Who are they kidding...

Cynical...maybe, smart, I think...just the other day a seller called me upon referral, I did a CMA for him, he is currently listed at 850K with another agent...I came in at 760K, with bonafied comps...Guess What...he is still listed with the other agent, he said "I Am Not Giving It Away"...he only owes $290K, doubling one's money is hardly giving something away...but I say, let that other agent struggle through with that listing until January or February...at that time, I bet...he will call back...

Until then... I like the listings that people have no control over, that the decision of price has been taken out of their hands...IE: Foreclosures, Short Sales...or the chance that someone is willing to listen to the professional, I mean that is what we do right? Would You Let Me Tell You Where To Spend Your Marketing Dollars...Back Off!

What If Someone Told You Where You Had To Spend Marketing Dollars?

We all look for a special niche in this business because we all work for ourselves. At my company the other day, they want all of us to start paying $20 extra a month to my office for Realtor.com enhanced....while this may be a great marketing tool, I have always been happy enough with the standard Realtor.com exposure that I get for free from my other marketing sites and I don't want to encur this extra cost thought up from some agents who aren't happy paying that individual enhanced fee for their own marketing plan...

My argument is that I don't think I should subsidize anyone else's cost just because they have chosen to have their listings be enhanced on Realtor.com, I think people with very few listings would think that and I really do not want to tend to another website right now...I have a happy number of listings but I pay for 3 sites of marketing as it is now...ONES I HAVE CHOSEN...not everyone starts a search on Realtor.com anymore...My Marketing Dollars, My Marketing Decisions...

So, my complaint...would you want to be forced to pay for a site you did not want to include on your own marketing dollars? I spend alot of time and money on my other sites, and I get the hits I am happy with off of them...I don't need to be told I have to pay for a site that is not currently in my marketing budget...

Agents: What's The Point of This Listing?

Would You Take This Listing?

I have been going back and forth on this seller who wants me to list his home...THE CATCH?

He is 6 months down, he has 2 mortgages, he lives cross country, this is not his primary...all those things, I CAN HANDLE BECAUSE I LIKE A GOOD CHALLENGE ...BUT IT GETS WORSE...

He just put renters in the property with help of a Property Management firm last month, Renters won't call me back, foreclosure papers say it forecloses next month... As much as I am up for a challenge, I think about my personal record of Short Sales, I have lost only 2 in 3 years...pretty good(if I say so myself)

Oh, the price? Well, it's more than probably an investor would want to spend on a home in a community, and the 1st Time Homebuyers would only want if the extension hit...

So I ask...Would you take it? Probably will have to say "view the inside only after offer", tenants have 10 months left...

Note: I hear that if a home forecloses and a tenant is in the home, I heard the bank then becomes the landlord until the lease agreement is up...and you know renters find out all the tricks before they rent...

Not wanting to let the guy down, I just feel like he waited to long to call me for help...Would you take the listing?
