WOW, I just helped some homeowners from making a HUGE Mistake. They are soon to be starting to miss their payments because of a financial hardship...so they called their bank. The BANK Told them it would be very simple to do a Deed in Lieu of foreclosure, and that a Short sale might take too long. (Heck, they aren't even behind on their mortgage yet?!).
They didn't understand that a FORECLOSURE and a DEED-in-Lieu are practically the same thing! (Deed-in-Lieu is the 2nd worst thing). For the next 7 years, when they fill out applications, it always asks..."Have you ever had a Foreclosure or given a Deed back in lieu of foreclosure"...and you will HAVE TO SAY "YES".
It never asks, "have you done a short sale?" So, if you are current on your payments, and do a Successful Short Sale, it will not be reported on your credit as any missed mortgage payments....and you are SO much better off!!
Doing a Short sale is DEFINITELY the best way to go!!!
My clients were so excited that we were put in each others way. Isn't that great...that everything happens for a reason!!!
They actually called me about a rental I had listed, and I asked a few questions, about when they needed it, and where they were living now. They told me their situation and I went right over to talk to them, to explain the difference of a Deed-in-lieu and a short sale.
I LOVE HELPING PEOPLE....especially when MANY people don't know who to ask....I just wish we could share our Real Estate Wisdome with more people. It's such a shame when they call the bank, expecting to get a professional opinion...and then they get the worst suggestion ever!?

With fall and winter approaching, the weather in the North East part of Florida is WONDERFUL. We actually have a little cooler winter, where we really do get to wear our Golf Sweaters and Jackets!!
However, what we don't have.....is all the Snowbirds coming to Jacksonville. I used to live in Clearwater/Palm Harbor and WOW....the traffic got so much heavier during the winter months. You really had to add on an extra 15-20 minutes to your drive times to allow for Snowbird Traffic.
I'm not sure WHY they don't come to Jacksonville, we have BEAUTIFUL Beaches, great HOSPITALS, Wonderful Shopping Malls (Indoor ones to do your walking, and outdoor ones like St Johns Town Center), and our weather is PERFECT!!
Last year was one of the coldest winters in a long time, with MANY days of frost, but you sure can't beat the CLEAR BLUE SKIES!!!
I LOVE JACKSONVILLE and the housing values are so undervalued too. You can still get some GREAT DEALS on homes and condos in JACKSONVILLE.

WHO do you know that is over 55 year old and wants to move to JACKSONVILLE????
I have a FANTASTIC listing in Sweetwater by Del Webb in Jacksonville. It's a WONDERFUL 55+ Active adult Community with a phenonminal clubhouse and activities. (Sign ME up!!)
Obviously, since it's a 55+ community, I'm looking for a specific buyer! It is gated, and VERY difficult to get buyers into the neighborhood to look at the homes. In fact, "I'm" the only agent in there that is doing OPEN HOUSES, and some of them are pretty productive. It's unusual and difficult, since they don't allow signs inside, but IT IS POSSIBLE!!
I guess you can say, I'm the only agent that is THINKING OUTSIDE THE BOX!

The home is 2,500 sqft. Master bedroom and office downstairs with 2 guestrooms, bath and loft upstairs. Upgrades galore!! The price is the lowest in the neighborhood with a preserve, private view at $365,000.
ANy ideas of how else I can market the home to snow birds that might want to move to Jacksonville? I have lots of marketing online, and I know the majority of our buyers are on line, and will see it...but just looking to mastermind with other agents?
