With the cold spring and current economic woes, real estate market has been sluggish. However, the activity has been picking up in the recent weeks. Good news is that the foreclosure homes have been selling and there are fewer of them available. In general, the inventory has come down and buyers experience a lot more competition now.

What's Going On In The Twin Cities Real Estate Market?

Minneapolis Area Association of Realtors is predicting the following for 2009 over the 2008 figures:

  1. 6% increase in home sales;
  2. 10% reduction in new listings;
  3. foreclosures and short sales will decrease slightly, but will continue to gain market share in the marketplace;
  4. Twin Cities median sales prices will be in two categories: traditional sellers and lender mediated.

With much negative news around, there are signs of optimism in the data. Pending sales at the end of 2008 were 11.7% up from 2007. Affordability index is up due to plunging interest rates and bargain property prices. Financing is still available with as low as 3.5% downpayment. And, the FHA loan limits have increased to $417,000, covering a larger pool of buyers.

It was a gorgeous day yesterday, full of bright sun and temperatures reaching 45ºF.
I woke up this morning feeling good and in good health.
I have family I love and with whom I can share my life.
I have many friends with whom I can share my laughs and my sorrows.
I have had many successes in life, small and large, that have made me very happy.
I have never had major health issues or trauma in my life.

The FHA Limit Has Been Increased!

Effective Monday, March 9th, 2009, some mortgage brokers will be able to accept/approve applications for FHA loans at the temporary maximum limits of up to $417,000. The limits are based on specific county maximums for FHA loans (as a part of the American Recovery and Reinvestment Act - ARRA) .
The temporary increase for a single family home, owner occupied property is $417,000 in the Minneapolis/St Paul - 11 county metro area.

The new limit matches the maximum conventional loan amount. Loans higher than $417,000 are subject to jumbo financing terms and interest rates.
