And that is awesome! I am sure there will be tons of foreclosures in the next couple years in other parts of the country, but as far as I am concerned it is over in Maricopa! Hip Hip Hooray!

Today we met about 25 people at our open house today in The Villages at Rancho El Dorado. This home is so beautiful and amazing, I know it is going to sell soon. We just need the right buyer to connect with it.
I met up with Tony and Kim from Minnesota who were referred to Carey and I by our client Brian who closed on a home last year with us. He's from Ontario. Tony and Kim are not sure if they want a condo in Chandler or a home in Maricopa. I took them to see 4 homes today including a new build model home. Tomorrow in the morning I will meet them up in Chandler to view the three condos we printed out and then I will speed back to Maricopa for the game tomorrow. Have to coach the kids.
Today was very adventurous trying to help the investor, Don, in Gold Canyon, to get the paperwork squared away with our current escrow that opened yesterday on a $295,000 home that should close on March 15th. Don is really cool and very excited about this home. We determined we will list for $439,900. Hey that's the kind of deal we were able to fight for. I had a back up offer on it a month ago, and wallla! Here we are in first and final position.
Around 3pm I cut away from the open house and after bringing Carey, my wife, some Taco Bell food at our local Maricopa resaurant, I picked up Brandon and took care of him the rest of the day; there was a parent teacher conference I had to attend and then of course we were at TaeKwonDo for a couple of hours. We capped the day off with Frozen Yogurt... Everyone is now sleeping and I am following suit soon.

Now I will now say unequivocally, the lower number is absolutely correct and the bigger number is absolutely a flat out lie.
The reality is that the inventory of Maricopa homes for sale is actually 78% less than what is displayed on these syndicators known as realtor.com, Trulia, and Zillow. And I would go so far as to say, that because many buyers are wandering around with these fantasy lists of homes that these sydicators promote, that this is total garbage!

In November we came to visit Casa Grande for Family Thanksgiving / Vacation and also to look at some homes we had previewed on the internet. Little did we know that we would be bidding and buying a home at this time. In the process of looking we came across an agent of Top 5 Real Estate (Marc Montgomery) at an open house and got talking about our search. He worked our numbers and said we most likely were good shape for financing the house. We showed him a house we were considering and he said, "let's go and look at it". (I like the fact Marc's a real go getter!!) So we got into his Urban Assault Vehicle and rode over. The house was a real gem! The next thing we knew we were on our way to buying our second home; a HUD Foreclosure. . He then hooked us up with Loan officer and see if we could pre-qualify for the loan up to $150K". It was a go! Marc said, "he could probably get the house for a better price than the $120K listed. He helped us prepare the HUD Bid, a unusual amount? (My doing). Hey It worked; WE WON!!! Marc worked timelessly with us on many issues, including: Getting us lined up with a quality loan officer, an Insurance broker, Home appraiser, Home inspector and Pest inspector. This was very helpful because we had to return home to Edmonds, WA. Marc's job became more difficult, due to the time constraints of moving paper back and forth. Even this did not deter him from getting the process done. He always kept us informed, (sometimes on a daily basis) and worked us through the somewhat complicated process. When things got bogged down between the HUD Representatives, the Title Agency and other parties, he actively help pushed this through to completion. If it had not been for Marc's experience and perseverance, the opportunity of owning the retirement home of our dreams might have never happened.
