Are you aware of the New First Time Homebuyer Credit of $8,000? If not, you should be. If you have not owned a home in the past 3 years, you are eligible for this credit with a home purchased Jan 1st, 2009 up til December 31st, 2009. Unlike the first credit, this one does not have to be paid back. Truly a great opportunity for those of you still setting on the Buy vs Rent fence. Interest rates are are hovering right around 5% and more programs are opening up to get more buyers approved. So if you've thought you wouldn't qualify in the past, it is certainly worth checking out NOW!
Here's 5 Tips for YOU First Time Homebuyers that make the smart move of finding YOUR NEW HOME!
1. Be picky, but don't be unrealistic. There is no absolutely perfect home.
2. Do your homework before you start looking. Decide what features you NEED and then WANT in a home and indicate which ones are the most important to you.
3. Get your finances in order. Review your credit report and be sure you have enough money to cover your down payment and any closing costs.
4. Don't wait to get a loan. Talk with a reputable lender to get pre-approved. That way you know what price range you can buy in and will eliminate some frustration if you find that home you just love is a little out of your price range and you have to start over. Most real estate agents will not even take you out to look until you have this approval. So go ahead and JUST DO IT!
5. Don't ask too many people for opinions. It will drive you crazy. Select one or two people to turn to if you feel you need a second opinion and keep it there.
I hope you find these tips helpful and for any of those that are still setting on the fence, you just fall off to the buying side. It is truly one of the best times to buy a home. So, will you take advantage of the New First Time Homebuyer Tax Credit?
