Bulk Pickup November 10-14

Morrisville solid waste customers will be able to place items out on their regularly scheduled trash pickup day during the week of November 10-14. To see a complete list of the items that are eligible for pickup, visit the bulk pickup webpage.

Also remember that Household Hazardous Waste materials are being accepted every Saturday during the month of November at both Wake County landfill locations. This is a pilot project to determine if there is enough demand for this service to warrant expanding the program outside of its current twice-monthly set up. Lender Lessons for the Real Estate Agent, Buyers and Sellers

I attended a "town hall" meeting with the folks from Meridian Residential just the other day to get information on the ever-changing mortgage ball game. Here's a few of the finer points to ponder.

1.) As of October 1st, 2008, FHA Down Payment Assistance Programs (DAP) are a thing of the past.

2.) FHA loans make up approximately 50% of our (Triangle) market at this point in time. Whereas, just weeks ago it was more like 10%. My how times change....This, to me, goes to show where lenders feel more secure (if that's even possible).

3.) Buyers with 20% to put down and and credit scores over 720 have very little difficulty getting a conventional mortgage with the best interest rates. The less the amount down - or the lower the score - the more documentation will be required, and the rates could be higher.

4.) FHA limit is currently 300,000 in our market. We may soon see an increase in this due to #2 above.

5.) Self-employed borrowers are going to have to come strong. Bringing high credit scores with at least 20-25% down payment. Debt to Income Ratios CANNOT exceed 55%.

6.) Freddie Mac & Fannie Mae are doing credit score pricing. Therefore, if you have a 720 or better, you get the best current rate available. Lower that score to 700, you just went up on your rate. 680, another increase. Each 20 point decrease in your score will cost you. GOOD CREDIT IS KING NOW!

7.) First time homebuyer $7,500 tax credit. This is an interest free loan from the government (first of all who ever, ever heard of such a thing from the government??? lol). This is a GREAT, FANTASTIC opportunity to those that want to get into their first home. The loan is 15 years, paying $500 back per year. The credit is available for homes purchased by the qualified buyer from April 9th 2008 to July 1st 2009.

8.) New Construction will soon see an economic twist from supply currently exceeding demand, to demand FAR exceeding the supply. Builders are finding it increasingly more difficult to secure loans to continue to build. TIME TO BUY IS NOW. Almost every builder is offering some form of incentives.

2nd Open House & Public Hearing - Kit Creek Road Reconnection

The second Open House for the Kit Creek Road Reconnection will be held on Tuesday, October 14th from 5:30-6:30pm at Town Hall. During the Council's meeting starting at 6:30pm in the same location, a Public Hearing will be held.

CAFR to be Received by Council

During their October 14th Briefing Session, the Council will receive the Comprehensive Annual Financial Report (CAFR), a document produced to provide the Town Council, and the general public with useful information about the Town's operations and financial position.

College Football Excitement - a BCS stirring of the bowl

College football season is one of my favorite times of the year. Here's why. No. 1 Oklahoma's couln't hold off No. 5 Texas in an offensive shootout. No. 3 LSU couldn't stop the Tebow team and No. 12 Florida from a SEC blowout. No. 2 Missouri was in fine position to take over the No. 1 spot but Oklahoma State stood in the way, winning 28-23. Alabama will likely fall into the No. 1 spot, but so goes College Football...a wonderful stirring of the pot. I look forward to the coming weeks.

Here's the North Carolina RTP area football recap for week ending 10/12/08.

It was another exciting week for triangle area football. Most notably, UNC, facing tradition laden Notre Dame at Kennan Stadium. Again this week, UNC rallied from a slow start to produce a final second review from the booths keeping fans on the edge of their seats as they awaited the offical call...catch and fumble by ND, recovered by UNC...leaving 2 seconds on the clock. UNC lined in the Victory formation as time expired. Cam Sexton secured the win with a late 4th quarter touchdown, 29-24.

UNC Tarheels

Duke was idle this week.

NC State also had a bye week getting ready for a Thursday night matchup against ACC foe Flordia State.

Thurnerding Herd, Marshall University in Huntington, WV, sat idle this week as well.

We Are Marshall

WVU came away with a hard faught victory over Big East rival, Syracuse. Quarterback, Patrick White watched from the sidelines, allowing Jarrett Brown to get his first start of the season. While the offense struggled without Pat White, WVU edged out Syracuse 17-6.
