This is the 3rd part in the series about Williamson County TN Golf Communities. Old Natchez is the Golf Club which The Gardens At Natchez (a luxury home community) developed around. It is the first in this series of posts located in Franklin TN. The first two being in Brentwood. The course is a challenging Par 71 - 6,448 yard layout with bent grass greens and Bermuda fairways.
The Gardens at Old Natchez luxury home community was built around the Old Natchez Country Club in the north-west corner of Franklin TN. Most all of the homes enjoy a view of the lush course which wraps around the Harpeth River. Located off Sneed Road just across the road from the gated Laurel Brooke community, these homes don't stay on the market long. Just over 60 home sites this garden community is 10 to 20 minutes away from shops and restaurants from Cool Springs to Green Hills malls and no more than 20 minutes from downtown Nashville.

Brentwood Country Club, community and private golf club is located in Brentwood Tennessee just minutes south of Nashville. Brentwood is in Williamson County and one of Tennessee's best towns. Among it's fantastic neighborhoods is the Brentwood Country Club. Current listings in this neighborhood (listed below) range from the high $600,000's to just under $1 million. They have great golf course views and modest association fees.
The regulation course is a par 71 and 6437 yards from the back tees. Fountain ponds and the Little Harpeth River help frame the softly rolling contours of the course. The tight fairways and length make it a challenging "target golf" course. To view the several membership options click the link.

Part I of The Golf Communities of Williamson County
Fantastic luxury homes and estates woven around a this lush Arnold Palmer designed golf course make The Governors Club one of Brentwood TN's most desireable golf communities. The homes are by the area's best builders, full of the latest design features and the finest craftsmanship.
The Governor's Club Golf Course plays 7031 yards from the tips (the Arnold Palmer tees), with a rating of 74.6 and a slope of 132 with five other teeing areas for players of all skill levels. The antibellum Pleasant Hill Mansion is the perfect venue for events overlooking the golfcourse it is ideal for weddings or dinner parties.
The luxury estates range from the $700,000's to $5 million and from 4000 sq ft to 19,000 plus sq ft. They are nestled among the rolling hills, wooded areas and golf course, something to suit all tastes. There is currently a wonderful array of homes available for the buyer that may have thought that The Governor's Club was beyond their reach.

When we left off the HVAC service company and the new home owner were playing phone tag. A week later they still are. Since that time however, the HVAC company servicing the work order on behalf of the first year home protection has come up with their diagnosis, remedy and cost estimate. After keeping the home owners waiting for parts a week and a half in August in Nashville (a new coil that had to be ordered) here is the estimate.
The coil, which needs replacing is covered, but they can't or won't do the work unless the new owners agree to an additional $900 for re-ducting the house. They explain that the house was not up to code and this is the only remedy short of an entire new HVAC system which is what they actually recommend at about $5000.
Meanwhile, the original Heating and Air company still has only been reached via voice mail and according to the new servicer the dusty coils which were overlooked in the inspection is what caused the breakdown.
Additional calls have been made to the home protection folks asking for a written breakdown of the repair list and what is and isn't covered. They declined saying they are unable to do that. Still awaiting a return call from their sales rep.
So to summarize:
1) The first HVAC inspection missed filthy coils
2) The coils burnt out or failed
3) The second HVAC company sent out by the home warranty call blamed the coils and suggested they had not been addressed in the prior inspection
4) Phone calls were made and voice mails left but no direct conversation with the first service company
5) The servicing company kept the home owners waiting a week and a half in August for their estimate, then tried to sell them more (much more) than their plan covered
Note: As I am writing this post the Home Protection Plan sales rep. called and agreed to send out another HVAC servicer for another diagnosis and estimate.

Franklin, Tennessee is a community of approximately 70,000 people, located in Williamson County, Tennessee. It is also just 20 minutes south of the Nashville metropolitan area.
The following types of housing are readily available in and around Franklin, TN :
In 2008, there were approximately 1498 real estate and property transactions in the Franklin, Tennessee area. Prices for property in this community are expected to stable over the next 12 months.
Local neighborhoods and subdivisions include:
Westhaven featuring luxury new homes in a turn or the century style neighborhood with public gardens and grand porch lined sidewalks and street views (golf course in 2009).
Fieldstone Farms a complete neighborhood, from Groceries, Restaurants, Schools, and Parks with extensive walking trails.
Sullivan Farms another total community with easy access to interstate and shopping underground utilities pool, tennis courts and clubhouse.
Polk Place has a pool and club house also with easy access to shopping and interstate.
Cottonwood is a traditional neighborhood wit a great variety of home styles, great clubhouse and pool with a lot of shared common area.

Founders Pointe is located on Rte 96 West of Downtown Franklin, it has brick homes from 2400 to 3600 square feet, just a short drive from the scenic Natchez Trace Parkway.
Chestnut Bend is walking distance to Historic Downtown Franklin 2400 to 5700 sq. ft. homes great houses and great neighborhood.
Franklin Green has large common areas, play ground and a community pool with a wading pool for children. it is located near Franklin's Jim Warner Park, football, baseball, soccer fields and skate park.
Cheswicke is just a hop and skip from Cool Springs Galleria Mall, with easy access to I-65's new McKewn exit. The homes range from 2800 to 4000 sq ft, beautiful brick houses, underground utilities and community pool.
McKays Mill has it all, shopping, olympic size community pool, great club house. Single family or townhouse there are many fantastic choices here back alley driveways and garages keep the street scape open.
Forrest Crossing is golf course community on of course, Forrest Crossing Golf Course. Underground utilities, community pool are some features in this single family, zero lot line and town house community.
Located near Cool Springs Galleria mall Ashton Park is a Gated Community with homes ranging in size from 2000 to 5300 sq ft. All built in brick or or fiber cement siding this is a wonderful Luxury Home Community.
Cool Springs East is the perfect location to all the shops, restaurants and businesses that you could want. These luxury homes have pool, clubhouse and tennis courts and easy access to all you could want or need.

Laurelbrook is one of Franklin's finest gated communities. 3700 to 14000 and larger grand designed Luxury Homes. This gated community off of Sneed Rd has a community club house, tennis courts, pool, and fitness center. Find as much house as you could possibly want here.
Temple Hills is a golf community off of Sneed Road in the northwest corner of Franklin. The private course has 27 holes, additionally there is a community playground, tennis courts and pool. Made up of town houses, zero lot line homess and single family homes.
Hunterwood they don't last long in this community, beautiful brick homes between 2700 and 4000 sq ft, most homes back up to common space. It has a quaint clubhouse that was an original old farm house, community pool, playground, fitness center and tennis courts.
Grassland Estates has a great private suburban/rural feel to the 1 to 2 acre lots. Great neighbors and good distance from them. If you crave a little breathing space, this is a wonderful neighborhood for you.
Located on Hwy 31 at the southern point of Franklin TN, Keystone has great custom homes between 3000 and 5000 sq ft. Perfect for quiet suburban living in a rural setting with easy access to the Rte 840 interchange. It has a community playground, clubhouse and pool.
Legends Ridge is a gated community featuring Luxury European and Estate homes. The community has Clubhouse, Playground, Pool, and Tennis Courts. Prices current listings are all under $2,000,000.
Another gated Community in southern Franklin TN is Belle Vista. Custom Luxury homes dot the rolling countryside and are available beginning at around $600,000.
