Candidate Qualifications

Candidates interested in running for Elk Grove public office must meet the following requirements established by the State of California Elections Code:

  1. Must be a registered voter.
  2. Must be a resident of the Council district from which he/she will be elected at the time the nomination papers are issued and throughout the term of office. (Offices to be filled are in Council Residency Districts 2 and 4)
  3. Must be at least eighteen (18) years of age on Election Day.
  4. Must be a citizen of the United States.

Are Sales Up or Down???

The market has been changing for the past couple of months, but it has become so evident that even our local newspaper has jumped on the bandwagon. Yesterday in the Sacramento Bee, Jim Wasserman reported that "Today, there are almost 5,000 fewer home for sale than in August 2007." Sacramento area inventory graph

We have been seeing multiple offers on bank owned homes in the Elk Grove market areas. The banks have been very aggressively pricing their homes and we have seen 12, 15, 20+ offers on these homes and some are going well above asking price.

I did a quick survey of the past 30 days in the Elk Grove area for REO or Bank Owned homes, comparing listing to final sales price and here are the results:

95624 - there were 64 closed escrows for single family bank owned listings from 8/20/08 through 9/20/08; of those 64 closed sales, 43 of them went for over 100% of the listed price. There were some that went for over 110% of the list price. Here's just a couple of examples:

8718 Elk Way, was listed at $134,900 and sold for $160,000 - it was only active for 12 days!

8456 Chattan Way, was listed at $184,900 and sold for $218,000 - it was only active for 5 days!

8472 Kingsland Court, was listed at $311,900 and closed escrow at $364,000 - in 4 days! That's over $50,000 more than the list price!

95757 - there were 58 single family bank owned homes close escrow in the 95757 zip code area from 8/20/08 through 9/20/08. Of these 58 homes, there were 40 homes that closed above the list price.

The largest increase was 4825 Van Steyn Court. It was listed at $289,900 and sold in 9 days for $325,000 - that's 112.10% of the original list price.

95758 - there were 71 sales, 53 of them going for over 100% of the list price, with the average days on the market being 33 days!

The highest percentage increase was 121.60% over the list price. 9036 Willowberry Way was listed at $189,000 and sold in 2 days for $231,000.

Another telling sign that the market has changed before our eyes is the inventory. Last year on September 17, 2007, there were 1660 active listings in the 3 Elk Grove zip codes - 95624, 95757 and 95758. On September 15, 2008, the active listings in Elk Grove have been trimmed to 1,124! Our inventory is down approximately 30%. We are currently down to a 2-3 month inventory in Elk Grove.

We still have more bank owned inventory to come on the market over the next several months. Buyers still have a great opportunity to take advantage of this historic time to purchase a home. Interest rates are great, prices are still low and there are so many advantages for buyers to purchase their first home!

Here's the latest Statistical Summary for the Elk Grove, CA Real Estate marke for August 2008, based on data pulled this evening from California Metrolist

Active Listings:

There are currently 1073 single family homes for sale in the Elk Grove area - this includes 95624, 95757 and 95758 zip code areas)

Price Range - $108,300 to $5,950,000

2 bedroom, 1 bathroo.m, 898 square feet - 7 bedroom, 7 bathroom, 10,360 square feet

Average - 4 bedroom, 3 bathroom, 2243 square feet, with the average price being $338,142.

Average days on the market - 66 days

Of these 1073 single family homes for sale, 238 of them are REO's or Bank Owned Homes and 639 are Short Sale listings - the number of REO listings and short sale listings have decreased from last month.

Pending Sales:

There are currently 583 pending sales in the Elk Grove area.

Price Range - $120,000 to $2,395,000

3 bedroom, 2 bathroom, 1292 square feet - 9 bedroom, 7 bathroom, 5,034 square feet

Average - 4 bedroom, 3 bathroom, 2,189 square feet

Average asking price - $282,698

Median asking price - $235,000

Of these 583 pending sales in the Elk Grove area, 396 of them are REO's or Bank Owned Homes.

Sold Listings - August 1, 2008 through August 31, 2008

There were 321 single family homes sold and closed from 8/1/08 - 8/31/08 in the Elk Grove zip code areas.

Price Range - $100,000 to $851,000

2 bedroom, 1 bathroom, 1044 square feet - 6 bedroom, 4 bathroom, 4,884 square feet

Average - 4 bedroom, 3 bathrooms, 2,187 square feet

Average Sales Price - $286,794

Median Sales Price - $270,000

Average Days on Market - 47 Days

Average List Price to Selling Price Ratio - Home sellers got an average of 99.80% of asking price for their Elk Grove area single family home!

Of the 321 single family homes that closed escrow in August, 2008, 219 of them were REO's or Bank Owned homes.

So, the bottom line is that NOW is a great time to buy! Interest rates are down and prices are great! Don't miss out on this chance to buy your new home! More and more of the sales are bank owned homes, but the inventory of bank owned homes has remained fairly constant in the Elk Grove area over the summer.
