Current Elk Grove Market...where are we at today?

In the Elk Grove area, we are experiencing the lowest inventory in the past 4 years! The market is crazy with buyers right now,, who are getting a bit frustrated with not being able to find a home to purchase. They are writing offer after offer on homes just to be told that they didn't get it. They are going over list price by sometimes 5% - 10% and still it's not enough! This includes both first time home buyers and investors - move up buyers are non existant right now.

Consider this....

In the $250,000 price range and below - Sold Sign

Today, July 19th...we have 190 active single family homes on the market in Elk Grove. Ths includes the 95624, 95757, and 95758 zip code areas.

Last month, we closed 182 single family homes in the Elk Grove area (the same 3 zip codes). That means we are down to a 32 day supply of inventory in Elk Grove! Which means, if no other homes hit the market over the course of the next 32 days, all of our inventory in Elk Grove would be gone! I remember the days recently when our inventory in this price range was over 6 months! We also currently have 290 pending sales in Elk Grove and an additional 259 active short sale contingents!

Here is the break down on the 190 active single family homes currently on the market -

  • 54 are REOs or Bank Owned homes
  • 116 are Short Sales
  • 20 are regular listings

The affordability index in California now stands at 66%...at the height of the market it was 17%!

Of the 182 sold homes last month -

  • 98 sold in 0-30 days for an average of 102.85% of list price
  • 21 sold in 30-60 dsys for an average of 98.39% of list price
  • 19 sold in 60-90 days for an average of 101.76% of list price
  • 12 sold in 90-120 days for an average of 97.72% of list price
  • 32 sold in 120+ days for an average of 98.31% of list price

So what does this mean if you are a buyer in the $250,000 or below price range in the Elk Grove area?

  • You need to be working with an agent who is on top of the market daily.
  • You should be working with an agent who is sending you automatic updates on new lisitngs, back on market listings, price reductions, etc. every day.
  • You need to be working with an agent who is going to be honest with you about what this market is doing and what it takes for you to get an offer accepted.
  • You need to be available to see homes as soon as they come on the market.
  • You need to make sure you have your financing in order.
  • You need to get educated about the market so that you can make informed decisions

Elk Grove Down Payment Assistancce Program

First time home buyers! The City of Elk Grove is offering first time home buyers down payment assistance to purchase Bank Owned homes. The City is providing low interest loans of $30,000 to $60,000 to income eligible buyers for down payment and closing costs.

Elk Grove Vacant Property Registry

I attended a forum put on by the City of Elk Grove regarding a proposal for a Vacant Housing Registry on June 22nd. The City of Elk Grove currently has no method to quickly contact owners of vacant property, so they are considering a registry. This contact might need to be made to address police and code enforcement matters as well as notify the owner about problems with the property.

We have all seen vacant homes throughout the Elk Grove area...some neighborhoods have more than others. Foreclosures, short sales, vacant rental homes all can get to be a problem for the police, fire department and utility companies when they cannot find the owners to contact. We have all seen the dead lawns, but what happens when the home is vandalized? Maybe windows are broken, appliances stolen, pools are infested with mosquitoes?

Once a home is listed for sale, the for sale sign is an easy way for the city to get contact information...but what happens before that? The registry would require any vacant property in the City of Elk Grove that will be unoccupied for more than 30 days to register. The information will be used to notify owners of problems at or near their property. It would create a database for police, code enforcement, CCSD Fire Department, Animal Services and Public Works to use in case of a problem. There would also be a fee adoped by the City Council, which would only be of an amount high enough to recover the costs of maintaining the database.

Properties listed for sale, with a for sale sign posted containing contact information would be exempt. The City of Elk Grove is suggesting that currently real estate agents can help out by placing contact information in the form of a "Managed by" sign in the home's window with agent contact information on it as soon as we receive the assignment from the bank and the home becomes vacant. Also suggested was that agent's contact information is put on all of our lockboxes in case the sign is somehow removed from the window. If this becomes the standard for Realtors in the area then the City of Elk Grove will be able to notify police, fire, code enforcement, etc. where to look for this information on a vacant home. We have been doing this for at least the past year on all of our bank owned listings; we want to know immediately if there is a problem or concern with the property that has been assigned to us by the bank.

Elk Grove Market Update

Just wanted to give you a quick update on the Elk Grove real estate market. As of this morning there are 807 total homes for sale in Elk Grove (zip codes 95624, 95757 and 95758), plus 32 condos. The median list price of these homes is $245,000. Of the 807 homes for sale, only 85 are REO's or bank owned homes, while 602 are short sales.

In the past 30 days, there have been 242 single family homes close escrow in Elk Grove, leaving us with a 3.3 month supply of inventory. These homes sold for 98.40% of list price and the median sales price was $231,375.

Our current inventory in Elk Grove is low, but we have some great homes coming soon!
