HUD announcement today that the Federal Housing Administration is going to permit its lenders to allow homeowners to use the $8,000 tax credit as a down payment! What a huge benefit for first time home buyers!
Shaun Donovan, secretary of the U.S. Department of Housing and Urban Development, said the changes will help buyers purchase a home by allowing FHA buyers to access the home buyer tax credit funds when they close on their home loans so that the cash can be used as a down payment. This means that the $8,000 tax credit can be used as down payment funds immediately at the close of escrow. Buyers will no longer have to wait until the following year when they file their income tax.
This change has enormous implications for the local housing market! What exactly does this mean for Elk Grove home buyers? This essentially means that anyone looking to buy a home for $229,000 or under can have their entire 3.5% down payment covered by HUD!! or 100% FINANCING IS BACK!

I just closed an investor transaction for a first time investor and thought I would give you the details....
This is a 3 bedroom, 2 bathroom home in the Elk Grove area (95758 zip code area). It was on the market as a short sale. My investor made an offer on it at $144,900; there were multiple offers on this listing, but we were the only cash offer and it was a quick closing. The bank accepted our offer! We had 21 days to close once the bank gave us written short sale approval.
While we were waiting for the bank approval, my client completed a loan with a local lender and was ready to go immediately upon approval by the bank. We received the approval and closed escrow with the investor putting $36,225 down or 25% and financing $108,675, making the investor's monthly PITI payment $778.04. After closing escrow, he had to go in and clean carpet, do some general cleanup & painting and he decided to put laminate flooring in the living and dining areas. During the cleanup process, he put a for rent ad on Craig's List and had 3 very qualified prospective tenants at $1250 a month immediately! After the monthly utility payments, his cash flow on this property is approx. $350 a month!
At the height of the real estate boom, in June of 2005, this home sold for $351,000! This particular investor has purchased another investment property since and is in contract on a 3rd one! There are deals out right now and interest rates are incredible, even for investors!
