Colorado Appraiser use PrimeAccess for 1004MC

Use PrimeAccess to complete the 1004MC

Let PrimeAccess® assist with the completion of the Market Conditions Addendum to the Appraisal Report (Form 1004MC) that is required for Colorado appraisals after April 1, 2009. PrimeAccess will compile the market information you need to quickly complete the new form.

PrimeAccess Search now generates most of the required information as well as statistics for the required timeframes in the Statistics tab of your Search Results.

Use PrimeAccess Search

1. From PrimeAccess Power Search, select the appropriate Property Type and Status.

2. Enter 12 (months) in the Sold Date field.

3. Enter your comparable search criteria.

Tip: Try the radius search in PrimeAccess Maps to define your search area based on the subject property's address.

4. Click Search.

PrimeAccess Search Results - Statistics

1. From your PrimeAccess Search Results, select all the listings and click the Statistics tab (statistics apply to selected listings).

2. Use the 1004MC section of the Statistics tab to complete the Market Research & Analysis section of the 1004MC form.

Online gamble pays off for Realtor

Metrolist member, Dan Polimino of Fuller Sotheby's, will conduct another 53-hour Open House. This is the second virtual Open House to be hosted by Dan.

Power Search Enhancements - Statistics & Complex Searching

The additions of the Statistics function and complex search capabilities make PrimeAccess Power Search even more powerful and improve your searching capacity.

Statistics
You can now find statistics for any number of listings using PrimeAccess Power Search, regardless of how many results your search criteria return. Statistics are no longer limited to 200 search results. Run statistics on an entire city, county, or even all active listings.

  1. From PrimeAccess Power Search, enter your search criteria.
  2. Click Statistics.

It's that easy. You can also print and email custom branded statistics reports to your clients or colleagues.

Complex Search Logic
Have you ever had a client that is looking for anything but a ranch style house? Complex Search Logic allows you to specify which style, term or description to exclude from the Search Results.

  1. From PrimeAccess Power Search, select Not under the Style, Terms or Description fields.
  2. Then select the criteria you wish to exclude form the search.
  3. Enter any other search criteria and click Search.

Your search results will filter out listings that include the selected "Not" criteria.
