The selling season has started in earnest; everyone is gearing up for a summer of fun on the Lake. For those who don't know, Lake Norman is a pretty big deal around here. Waterfront property is a hot commodity, but you don't have to own a million dollar home lakeside to enjoy its bounty!

Swimming: Lake Norman State Park, at Exit 42 off of I-77, near Troutman, has a great swim beach with sand, a roped off swim area and a brand new concession stand. This park is the only public swimming access on the whole Lake! They have life guards on duty during the summer, and the park charges a fee when they are present.

Boating: There are 10 public boat accesses around the Lake. Many are closed because of the drought, but that is temporary!

Need to rent or buy a boat? How about jet skis, wake boards or foam noodles? There are many Marinas around the area willing to help you out:

Remodeling is great, but will it help your resale value on your home? USAA recommends being budget conscious if you intend to stay in the remodeled home for less than 5 years. If you are planning on staying longer, do what makes you happy!

A kitchen overhaul is probably the costliest remodeling job in the house. However, you can get a return of about 80% on your dollar spent on a major remodel. More important that the kitchen is doing basic home maintenance: fixing the roof, replacing windows, replacing siding and making sure the furnace is in working order is not only going to yield more return than other cosmetic changes, chances are you are going to have to repair them when the home inspection is turned in anyway.

If all of this is a go, think about the kitchens and the bathrooms. According to HGTV, kitchens and baths are the areas in a home "where you can tell if money has been well spent or not," says architect Steve Straughan, a partner in L.A.-based KAA Design Group. "They're the most expensive areas of the home in terms of construction. And they're where people spend time in their homes."

So, where do you spend that money? Traditional, natural materials are smart choices (wood and stone are big now). All wood cabinets, stone counter tops and stainless steel appliance packages all are must-haves in the newly constructed homes in Denver. In the bathroom people are looking for the large walk-in showers and the trend of the enormous tub is going by the wayside. People just don't have time to take baths anymore!

Remodeling for resale depends on many factors. If your house is old and needs updating, remodeling is a good idea if you plan to move in the next 5 years. If you are sticking your house on the market tomorrow, you may want to just lower the price instead of worrying about updating. If you plan on staying in your home longer than 5 years, do exactly what makes you happy!
