The listing I would choose if I could only choose 1 would be....( see last post)

If you read my last post you already know a good discription of the 2 listings ( and if you did not please read it so this all makes sense)...What you don't know if WHY in the world I would choose the one with almost no chance of selling as it was too close to the foreclosure date AND had had animal sacrifices performed in it.

So I will tell you why.....

Advertising and marketing this listing did the following for me and my team....

#Introduced us to one investor who purchased 2 homes with us all cash with less than 2 week closings in less than 2 months.

#Got the attention of another investor who has since become a regular client and friend who we have done at least 11 deals with. ( we've lost count in the last year and a half, I think we have 4-5 listings with him right now)

#From these 2 we met......

*Another client who listed a home with us and referred 2 more people

*We sold one of the first 2 client's home's to another client who is now getting ready to sell his house.

*We met another client who has multiple properties and we are working with them

*We had a reason to be in touch with another client, who brought in another client to work on the deal, who we stayed in touch with even though the deal did not work out, who later listed mulitple properties with us.

*This does not count the many many buyers that we have met because of these listings these folks' listings have netted us. From these listings we have met at least 100 buyers, some who have gone on an purchased and others who will.

***This does not count the many more we will meet marketing the listings we have from these folks or the fact that we continue to list and shop for properties for most of these investors we met through this listing.

A very experience mentor and friend told me that just one really well priced listing could completely change your career. I will have to say I agree. If I had to choose between the 2 I would choose the lower priced almost impossible to sell listing as it got us so much more.

If you want to know if I sold it or the other one, ( and I will tell I sold one and not the other, and that I am glad I did not have to choose only one) you will have to stay posted. I will tell you more later and I will tell you how we sold it, and why I am really glad to have had the blessing of listing both.

The point I want to make is not telling a sensational story ( ok that is a bit fun too) but I want to point out it is important to come from a place of contribution. I only took the listing in question because I wanted to help. I was not sure I could help, but the client really needed help and I had to see if I could do it. I really did not think there would be ANY gain in it for me at all, I was pretty sure that I would not be able to sell it or to stop the foreclosure. ( there was so little time) but the client begged me to give it a try and so .....I did.

Yes, this is a business, and yes we have to make business decisions, but some of the best decisions are the ones that focus on helping and not what is in it for you. Often you do not know where the benefits will come from, or which person you help will yeild results, it is just important to be out there TO help and also believe you can make a difference.

Realtors make your choice, $Million Dollar listing, or listing under $150K w/ less than 48 hours before foreclosure auction....

Given the choice which would you choose to list? A More than Million Dollar commercial listing, or would you takea house that is set to go on the auction block in less than 48 hours and well in a minute I will discribe the house further, but let's just say is in scary shape in an almost equally scary neighborhood. (did I mention that the over Million Dollar listing has frontage on 512...a hwy with extreemly high traffic going by thousands upon thousands of cars a day)

Well let me tell you a bit more about the house in foreclosure....

*It was in one of the worst neighborhoods in our area.

*It was cockroach and other bug ( i don't even know what kind they were) infested to the point that the walls of the kitchen were black

*There was rotten meat that the tenants had left behind months and months before on the counter and in the fridge. ( power is off)

*Where there used to be toilet there was just a hole full of you guessed it....more cock roaches and spider webs.....

But you see compared with what else was wrong with the house you might have called these things selling points ( did I mention also extreem amounts of garbage and also broken pipes though out and at least 2 truck fulls of trash in the yard)

This however what not what was going to make the house really difficult to sell. As I said the house was scary even more than the neighborhood.....you see my client's tenants or some one who broke in after the tenants left ( we were never able to tell for sure since my client was out of the country when the tenants left) had performed animal sacrifices in the house.

I thought it was strange that the client would not go anywhere near the house and told me he had thrown out his only key. The first time I entered the house I went with one of my investor clients late at night since he wanted to see if before anyone else did. It was dark and we only had a flash light to see with. We had a note from the seller giving us permission to break into the house and be on the premises in case the police showed up when we broke in ( they did not)

When we entered the house it just felt wrong. There was something dark on the door post, but I thought it was pop or food or something. The smell was horrid, but hey I work with investment homes so I had smelled much worse in the past. But some how my client, a big talk strong husky Merchant Marine after just a few moments there said "ok, I've seen enough, let's get out of here" It was very dark and we could not see much. It was late, and my baby girl was asleep in the sling while I showed it so I did not object, and to me something felt wrong too.

The next morning, my assistant went in the light to take pictures and she called me and said....did you really SEE this place, and I said well it was dark, but it gave me the creeps and our client too, so we left...why how dirty is it.

She was very quiet and then she says, well.....it's dirty but that's not it......Anna, there is blood and feathers and other things all over the house and a chalk circle in the living room on the hardwood floors. ( you get the picture)

So again Agents I ask you which listing would you choose if you could only have one of them an over $Million Dollar commercial listing, or this one?

If you are sane, I hope you chose the $Million Dollar commercial listing. However I guess in my life I have found sanity to be just slightly over rated, I took this home listing and later on a few months later I ALSO took the $Million Dollar commercial listing. In retrospect if I could only have had one of them I would have chosen the one that had less than 48 hours till the bank took it back and cockroaches and the remains of animal sacrifices in it and in my next post I will tell you why....

Restaurant Review....great place, not sure we can officially call it a restaurant

Last year after school my if I had to work with my kids along and would not be home for a while I would have 3 starving kids in the back of my truck. As difficult as it can be to work with 3 kids along, it is impossible if they are also hungry and tired.

Frisko Freeze could not solve the tired, but often was on fast solution to the hungry part. Plus it is an adventure to eat sitting in the bed of a truck or on the tail gate which is what we did. I found it a fun time to sit and talk with them and a time when they usually managed to get along as well.

Frisko Freeze, an institution for everyone who lives, works or goes to school down town, in New Tacoma or the North Slope.

The food is typical American burgers, shakes, chicken strips, fries and such. The service is fast and the food while I won't categorize it as healthy does not taste fake, likely from what I can tell made with good ingredients. The shakes are extra good, to the point that I can't seem to resist drinking a little of my 2 year olds ( of course she never finishes and of course no one wants to share theirs with her) The fries are particularly good. Prices, reasonable.

The best part though I must say is the experience. So if it's hot out and you're hungry it's a great place to go. If you want good tasting fast food, but want to skip the McExperience head to 1201 Division, Tacoma WA 98403

Nail Spa Review-

Today between taking pictures of an upcoming listing and meeting with a client to present offers, I realized I had about 45 minutes with nothing that had to be done @ the moment, but not really enough time to not totally waste the time by driving to my home office and then back out again, so I stopped to a Pedicure.French Pedicure on Author's Toes done @ Concept Nails

Now for one thing stopping for pedicure in the middle of the day always feels great because you feel like you are goofing off and being pampered and you pretty much have to let the phone calls wait at least a half an hour. But....this was even better! I stopped @ Concept Nails located @ 4020 South Steele St in Yuen Lui Square near Wendy's near Tacoma Mall.Yuen Lui Square near Wendy's near Tacoma Mall. First, it was clean and pretty through out with plenty of stations for taking care of lots of clients at one time. The waiting area had comfortable couches and plenty of magazines to read. ( but I did not have to wait) The manicurists seemed to know everyone and it seemed that everyone ( perhaps except for me) was a regular. Waiting area, Concept Nails

My Pedicurist Mai did an awesome job on a french pedicure and a great foot and leg massage too. Her nails and toes were a perfect example of her work in a perfect french for both. ( amazing how she is able to keep her hands nice while doing a job like this!) Everyone was happy and friendly.

Next to me a Gentleman was getting his bi-monthly pedicure and we had a fun conversation about boats and fishing. ( thus his need for a pedicure, lots of time in flip flops on a dock!) One of the pedicurists next to my station had her toes in 10 different colors with fun designs. The atmosphere was really fun His Pedicureand laid back, but with great service and fast too.She added a little color to her life!

Best of all....I found out that Spa Pedicures are $14.95 Monday through Thursday, $21 for French!!! Wow all of that and a great deal too.

Salon Review...the best Salon you never knew existed!

Embellish has become my very favorite salon. It started when I met owner Trish, @ a "Go Local" event. Trish has an infectuous enthusiams and belief in her business and although I was already quite happy with the Salon I was going to I found myself wanting to try hers.

My first trip there made me want to come back. The atmosphere is chic and hip, but not over done. It makes you feel trendy and pampered and relaxed all @ once. It is called a multi space salon since each of the areas has a specific purpose and each space is used just for that purpose. Some how this makes the experience really enjoyable and relaxing.

But forget the experience, who care about that if you get a bad cut or color.... well they passed the "cut" with flying colors. My hair is extreemly hard to cut since it is natural curl, some parts curl more than others, some parts grow faster than others and if it is cut wrong it just looks like a really bad really big fluffy mess. Top that off with the fact that most of the time even with the very most expensive of services, I lose some of my curl when I color my hair.

Guess what? I have had a perfect cut each time there and better yet, never lost a bit of curl when I got color, I swear my hair feels healthier than before it was colored each time. So I was impressed from the start. I have sent several people there now and they all love it. However I was won over when completely when they did my 2 year old's first hair cut....Trish gave her a full salon tour, asked her what she wanted and made her feel so special and on top of it gave her a great cut too. My daughter is still talking about it, I think she is client for life!
