Phanthom ranch and back in one day.

One of my long term goals was to hike to Phantom Ranch at the bottom of the Grand Canyon and back, my original goal was to hike down, take a few days to relax and hike out, well on September 26th my self and a few of my friends are hiking in and out in one day.

I am so excited to get to visit one of the natural wonders of the world.

The buyer gives a very short time for offer acceptance.

I have been noticing a trend over the past few weeks put extremely short times for accept ace on all offers, normal seller owned, REO and short sales, the logic is that if the seller responds outside the time the offer is dead.

Who does a tactic like this help, in my opinion it hurts the buyer, we are in a competitive market in the Phoenix metro area at this time and if there is no way to have a response in time the offer will not be acted upon, so by the buyers agent playing games to force a answer the buyer will loose out out on a home.

My sellers have instructed me not to play games like this, if we get a unrealistic acceptance time it is sent back to the agent with the request to have a realistic acceptance, why? so we have a chance to get a offer that will work accepted.

How do I save money????

I hear this refrain all the time from buyers that cant seem to save up for a down payment or are always strapped for cash.

Brown bag your lunch 4 days per week, at about $10 per lunch that's $2000 per year

Airport officials say terminal parking often is underutilized in the summer, and since no local tax dollars are used to run the airport, a large portion of expenses are funded with parking revenue. As opposed to remote parking, terminal parking allows travelers to simply drive into the terminal, park, and walk directly to the gates.
