National Association of Realtors Conference

I have just come back from the REALTORS national conference. Many great speakers bringing helpful info. As usual, I learned a lot. A couple of interesting items I wanted to share. One is that houses are beginning to sell in areas that have been terribly down, Michigan, Florida, California. They are selling for lower prices than they would like to be selling for, but their volume is slowing rising. That is an encouraging word for the parts of the country that are just slower. We in Franklin, TN have lots of inventory that are great prices for buyers. People are buying houses. They are looking at the affordability of housing and buying.

Some people would say that money and mortgages are unavailable. That is not really the case at this time. It may take a bit of hunting to find what will work for you. FHA loans are up. There are a number of First Time homebuyer products. And the lenders were out in force at the convention. There is money, it just may require a little searching for the best products for the clients.

Also, the interest in the new GREEN Designation is huge. People are eager to take that course and move ahead in their knowledge. Take the designation course and start learning. It is interesting in many ways.

Green Living in Franklin, TN - Creekstone

Recently I went to an open house for a new community here in Franklin, TN. It is called Creekstone. (www.creekstonefranklin.com) It is all about GREEN. They are committed to meeting a builder’s challenge set forth from the US Department of Energy. The Builders Challenge program recognizes builders committed to building homes that are at least 30% more energy efficient than a typical new home. They use the “E-Scale” to measure a home’s efficency. This house, the new model, has energy costs that rate it 45% more efficient than the typical new home. My home is built was built in 2006. For about 3000 sq. ft, which is comparable to the model, we are paying about $250/month for gas and electric. Pretty good price, I think. This new model will have gas and electric bills at about $110/month! Amazing. That is over $1200/year difference. The price of the house is comparable to other specialty neighborhoods in the area. The builder has included the beautiful upgrades you would expect to see in a house for that price. The extra cost to make it an efficient house seems to be seamlessly put into a beautiful house. It is a great floorplan with a front porch and back deck. If you want a lovely, and efficient house, call me to take you over to Creekstone in Franklin, TN.
