Thinking of selling your Southern New Hampshire home during the holidays?
In this market we all know a home needs to be "prepared" to sell or "staged" to sell as some would call it. It is especially important during the Holidays.
We all love our special holiday decorations but when your home is on the market it's time to keep some of them packed away.
It's hard to "live in" a home while it is on the market and to keep that home feeling like it is still your home. But, as attached as we are remember that "less is better" when it comes to decorations, family knickknacks and yes even family pictures.
It's important that the potential buyers can imagine themselves in your home and if your home is heavily decorated and full of all "your" stuff it sometimes inhibits the buyers and makes it hard for them to get beyond your stuff to the point where they can picture their stuff in it's place.
We want to help them mentally move in!
Curb appeal is crucial both at the curbside and on the Internet ...how your home is packaged makes all the difference.
We can get potential buyers to your home but once there your home needs to capture them. Your home needs to "pop" and touch the buyer. A well staged home...either professionally or with the use of some common tips can make a big difference in the marketability of your home.
This video is just the first step. Give us a call if you're considering listing your southern New Hampshire home for sale. We can assist you in pricing and in making sure your home is ready for the market.
No obligation- No pressure...just some free help with the hopes that you like the difference we can make so much that you trust us with the sale of your home. Jay and Monika McGillicuddy 603-548-7685

It isn't often that we actually get a gift for no reason at all and like all things this gift has some strings BUT if you are planning on a dinner or lunch out then this is really a gift.
I received this information from someone who actually has used this service often, but so far Jay and I have not. We do plan on trying it and I have verified that the website does have restaurants that are local to me.
Basically what you do is put in your zip code on the web site and it will bring up participating restaurants in your area within 15 or so miles.
As I said, I checked our area and there are some excellent restaurants that participate.
Most restaurants offer gift certificates in various amounts and some with pretty steep discounts.
The kicker is you need to buy the gift certificates and of course you pay for them upfront so if you don’t use them the restaurants get their money. But if you do use them you could enjoy a $25.00 meal for only $3.00 excluding alcohol and tips of course.
For example recently there was a special buy a $25 certificate for 80% off (ended that day) which came to $5.00...then when you get to the check out, you type in for the promotion code the word "Surprise" and the total of the certificates you've ordered came up at $2.00 each!!!
Pretty cool! Buy, print them out and go enjoy a super cheap meal.
Most are good for a year but be sure to check out the expiration date just in case. Don't forget to type in the word "Surprise" for the added discounts if they apply!

I've often said that I wish I had a crystal ball but somehow even without one...we already knew this...
Peter Francese titled this months NH real estate market trend report "What do we do now" ....I say for starters please read this article carefully and understand that investing in a home is still much better than investing in stocks and offers a greater return.
Peter Francese says it will be some months before we see an improvement and he makes some interesting comparisons to Best Buy and Circuit City. He also stresses that a greater web presence will be required to make an impact in this market. Things like multiple virtual tours, video tours and greater details will be needed in your listings.
I don't mind telling you that makes me feel real good.

The best way to try and show you what the Hampstead NH real estate market is doing is to create an Absorption rate chart for you. Hampstead NH Absorption rate Oct 2008... not a pretty picture. Currently there is a 21.7 month supply of homes on the market. This is based on sold data with no price range or size restrictions. If you narrowed it down to a specific price point and size it would narrow significantly.
For example using the same time frame but adding the price range of $250,000 to $299,900 the chart would narrow down to 13 + months of inventory. 13 plus months is still pretty high. If you compare it to a year ago we're doing a little better. Which is a good thing!
Our Bank foreclosure & Short Order Sale list has been updated.
If you'd like a more detailed list just send us an e-mail with your specific criteria including price range and location and we'll send it off to you. Or you can search multiple homes on your own using our search NH Homes. You'll have to sign in to have full access but I promise you we'll not hound you in anyway.
We hate Spam probably more than you do since we receive a few hundred spam e-mails and comments a day. It's a royal pain so no way am I going to do it.
