Hampstead NH ~Christmas 2008~ (LOCALISM FEATURED)

Hampstead NHHampstead NH annual Christmas parade is right around the corner!

This year the Hampstead NH Firemen's Association Christmas Parade will be held on December 14 2008 at 2pm

The theme will be "Christmas In Candy Land" and it should be a very special event, one for the whole family to enjoy.

Last year I took a few pictures and created this slide show to share with you all...

Southern NH~Want to steal a bank owned home?

A good REALTORA good REALTOR ® can help put the pieces together!

Now more than ever the role of a Good REALTOR® is crucial. Financial institutions are all cracking down on lending policies and bank foreclosed homes with little or no property condition disclosures are the norm.

There are some awesome opportunities out there...I never thought I'd see the day again when a 3 bedroom home in Hampstead could be bought for under $200,000 or Atkinson would have truly affordable housing.

It's sort of like being in a time warp with this market re-adjustment.

Interesting real estate times are here but buyers must beware and in some cases must be willing to take some risks. Agents are more than frustrated and homeowners, rather than the bank owned sellers are simply sitting tight unless they really have to sell.

Opportunity is more than knocking for buyers looking for a steal since many bank owned homes are falling into disrepair and believe it or not they (banks) want their REO inventory off their books by the years end. That gives you about 6 weeks...can you buy a house in 6 weeks? If so...this isn't the time for a real estate deal...but rather a real estate steal.

Call us we'd love to be the REALTORS® that help you put the pieces to the puzzle together and get you in a home by years end. If you're thinking about selling your southern NH home, please give us a call and let us show you our Unique Market Advantage Plan designed especially for our clients. Our custom plan will guide you through the process of selling your home from start to finish.

It would be our honor....Jay and Monika at 603-548-7728

This old house...a renovation warning

Older Homes can pose some serious health issues

I know many people that live in older homes and over the years they've have done more than a few remodeling jobs..all without giving much thought to the potential health issues invloved!

I think everone should read this before they undertake some of those remodeling jobs. This was sent to me by Jesse Herman from the Mesothelioma Cancer Center. You can contact Jesse via e-mail at jesse@asbestos.com if you have questions or concerns. There is nothing more satisfactory then completing a do it yourself job...but please do it safely!

Asbestos Removal and Greener Alternatives There are many things to consider when remodeling or purchasing an older home. Homes built after 1980 have the strong likelihood of containing asbestos. Due to a steady progression of technology and green sustainable methods, there are many ways to ensure your home or property is asbestos free. If you are interested in saving money, remodeling and improving your carbon footprint, here is some information to get you on the right track.
Used in millions of homes throughout the last quarter of the 20th century, asbestos insulation can become a real dilemma for homeowners due to causing a variety of health problems, including Peritoneal Mesothelioma and Malignant Mesothelioma. These types of cancer take the lives of thousands each year. Non-regulated asbestos material can be legally performed by homeowners, regular contractors, or licensed asbestos abatement contractors as long as the National Emissions Standards for Hazardous Air Pollutants (NESHAP) are not violated.
Asbestos removal in public facilities, homes and workplaces must be undertaken by a licensed asbestos abatement contractor. One the removal is complete, green insulation options should be given serious consideration, such as: Cellulose, Cotton Fiber and Lcynene.
The United States Green Building Council (USGBC), in a study conducted in 2003, estimated a savings of $50-$65 per square foot for well-constructed green buildings in the U.S. (see table below) during that year.
The numbers continue to improve as more eco-friendly options become available, and those kinds of figures have finally begun to attract those who thought eco-friendly construction was just a bunch of hogwash.

From.... Frances Sanderson, Franklin, NH REALTOR®, Certified EcoBroker

I'm finding a lot of the foreclosure homes that I've been bringing my Buyers to lately have asbestos-insulated pipes in the basement and asbestos shingles for siding. A great resource to direct our clients to is the Department of Environmental Services fact sheet on Asbestos. I would remind everyone that we are not experts on this matter and our job is to direct our clients to the Experts. This is the link I recommend to clients if they have questions on how to address an asbestos issue.

Thanks you Frances!!!

NAR Convention 2008 wrap up...next year San Diego

REALTOR Convention 2008 a big hit...

On Tuesday, we returned home from the REALTOR convention in Orlando Florida and it was hard to leave the sun and warm weather behind but work and reality called us back.

The convention was jam packed

One thing it did was re-enforce to us that all our efforts in virtual marketing and building a strong web presence was the way to go. The National Association of REALTORS spent considerable time presenting web 2.0 technology related seminars and just plain driving home the fact that blogging and social networking the "new marketing edge for REALTORS" and a must do for agents and brokers. What took them so long? Jay and I took in as many classes as we could, all geared to marketing and the neat thing was that many of the presenters are people we know- people who live in our computers- that we've met through various social networking sites. All those people from all over the country sharing new edge marketing ideas and techniques was truly fantastic. We spent the first two and half days attending the Cyber Professionals meeting and all I can say about that group was WOW! I took so many notes that I got a blister on my thumb.

Trade Show full of everything a connected REALTOR could want

We walked the trade show floor and saw a lot of neat stuff. Video cameras were all the rage and virtual tour companies all pitching their products. I looked at few of them but we so love Realestateshows.com that nothing compares in value... we just get a whole lot of bang for our buck with Real Estate Shows .com... Thank you Jeff Turner! This years convention was great and as most that know us know we go to just about all the conventions. I think we've missed two since 1990. Next years convention will be in San Diego... I can hardly wait. I took a few pictures for you .... enjoy.
