Like Dorthy said in the Wizard of Oz "There is no place like home"... I say there is no place like your own waterfront home and as we travel the road into winter there is no better time to buy than now.
A recent question posed via e-mail asked "When is the best time to buy a waterfront property in NH?" and "When can I get the best "deal" for waterfront in NH?".
The best time in my opinion is at the end of the summer and into fall but before the cold freezing days of winter set upon us. The reason being that most people who own a seasonal or even a year round water property often times do not live in the home year round. They may have used and enjoyed their waterfront home during the summer months even while trying to sell but as they are closing up, perhaps winterizing for another season, the motivation to sell is at it's highest. Also the holidays always arrive with the need for extra money.
Most people will list their waterfront property in the spring as we all know spring and summer is prime waterfront season. Those that have failed to sell during those months will be all the more motivated going into the winter.

This past Monday, Oct 6, I was interviewed live on a local Concord NH radio program called In The House on WKXL1450.
The program was on the air from 1pm to 2pm and the topic was REALTOR Ethics and how they effect (or is it affect) the consumer. We ended up running out of time so the second interview will take place Monday Oct 13th and will be broadcast live. Funny thing is, as a kid I always wanted to be on the radio in fact I used to play act using a brush as my microphone...Think of Tom Cruise dancing in his underwear and singing into a brush in the movie Risky Business LOL.
I was interviewed by Brenda Perkins the host of In The House and she did a great job making me feel relaxed. I felt comfortable talking Ethics and couldn't believe how quick the hour flew by.

On Tuesday I was in Rutland Vermont where I taught the Vermont Association of REALTORS full day Professional Standards workshop. The class offered seven hours of continuing education credit which 120 REALTORS took advantage of. Most of these REALTORS serve on the Professional Standards and Grievance committees and Board of Directors for various local boards. It was a great class!
Vermont is a beautiful state and I was lucky enough that my hubby Jay was able to go with me so that we could enjoy a leisurely ride home the next day. The foliage was awesome and the whole state is just so pretty.
If you've never been to Vermont perhaps you should consider planning a trip in the near future.

Our internet web stats for the month of September 2007 vs September of 2008 is a clear indication that the housing slowdown is real. Interestingly, while looking at the broker showings on our listings it shows me that showing are way up compared to the same time frame last year. Also, our Featured Home page on the front page of our site is featuring our listings at a much higher rate than this time last year. Unique visitors are down a little but having over 20,000 unique visitors is not bad. A unique visitor is a visitor whose computer IP address has not been on our site.
