Tips for Lowering Homeowner's Insurance Cost

The information below provided by Realtor Magazine could save you some money on your homeowner's insurance this coming year. With the economy the way that it is, it is important to find prudent ways to save money.

Tips for Lowering Homeowner’s Insurance Costs

1. Review the Comprehensive Loss Underwriting Exchange (CLUE) report on the property you’re interested in buying. CLUE reports detail the property’s claims history for the most recent five years, which insurers may use to deny coverage. Make the sale contingent on a home inspection to ensure that problems identified in the CLUE report have been repaired.

2. Seek insurance coverage as soon as your offer is approved. You must obtain insurance to buy. And you don’t want to be told at closing that the insurer has denied your coverage.

3. Maintain good credit. Insurers often use credit-based insurance scores to determine premiums.

4. Buy your home owners and auto policies from the same company and you’ll usually qualify for savings. But make sure the discount really yields the lowest price.

5. Raise your deductible. If you can afford to pay more toward a loss that occurs, your premiums will be lower. Avoid making claims under $1,000.

6. Ask about other discounts. For example, retirees who tend to be home more than full-time workers may qualify for a discount on theft insurance. You also may be able to obtain discounts for having smoke detectors, a burglar alarm, or dead-bolt locks.

7. Seek group discounts. If you belong to any groups, such as associations or alumni organizations, they may have deals on insurance coverage.

8. Review your policy limits and the value of your home and possessions annually. Some items depreciate and may not need as much coverage.

9. Investigate a government-backed insurance plan. In some high-risk areas, federal or state government may back plans to lower rates. Ask your agent.

10. Be sure you insure your house for the correct amount. Remember, you’re covering replacement cost, not market value.

A $1,992 Monthly Mortgage Payment Savings?? And $726,000 in Interest Savings??

I read an article in the Washington Post today that really is an eye opener. For anybody thinking of buying a home today this should serve as an indicator of how good things really are.

In 1981, the national average interest rate for mortgages was 18.45%. By today's standards that is unfathomable. I can't imagine sitting down with a client and a loan officer and going over the numbers. Just think of what the Truth in Lending disclosure looked like at settlement. Most online mortgage calculators don't go that high.

After running an amortizartion schedule I calculated that the total interest on a $200,000 loan at 18.45% for 30 years would have been over $911,000. Aye-yei-yei! That's unbelievable. At 4.96% (today's thirty year average interest rate) the total interest paid on the same amount with the same terms is just $184,753. That's over a $726,000 savings. The difference in monthly payments is $1,992.

It's amazing to think that my parents would have had to pay $1,992 more than I would have for the same amount of mortgage.

The truth is that with adjustments for inflation the same house that was $200,000 back then would be worth over $1,000,000, but a house that is worth $200,000 today would have been worth probably less than 20% of the value today.

I can represent you in the purchase of any of these homes. If you are considering purchasing investment property the list below is a great place to start. Banks are liquidating REO's and have priced many of these homes below market or will be willing to negotiate. You will most likely be required to be pre-qualified by each respective bank in order to ensure your ability to receive financing and or pay cash for the property. However you are under no obligation to use them to procure financing and may choose your own lender.

You will be able to conduct a thorough inspection of the property as a condition of your purchase. Many banks prefer to sell their REO's "as-is" and will not complete any repairs so if the inspection reveals repairs beyond your scope you will be able to declare the contract null and void as long as you are within the contract time frames.

In addition, you will have the right to cancel any contract for a home that is located within a homeowner's association within five calendar days of receiving HOA documents from the sellers without stating a reason, but providing written notice to declare the contract null and void.

You will be required to provide a negotiable earnest money deposit at the time of the presentation of your offer. If your offer is accepted the bank may require the earnest money check be deposited in the listing broker's escrow account, to be applied towards down payment and closing costs. Any deposits are subject to forfeiture as per contract terms.
