A study conducted by Forbes Magazine of 72 cities with populations over 250,000,
Aurora, Co came in 9th place as the safest place to live. In 2009 Aurora was voted the best “ All American City”
These studies were conducted from reports from the FBI and only cities that submitted complete reports were studied.

Aurora Police said there have been 38.9% decline in homicides as of the 3rd quarter of 2011.
Aurora is seeing a decline in sexual assaults, burglaries and motor vehicle thefts.
Colorado is below the national unemployment rate, (from national stats), fresh clean air, about half of the foreclosures as the rest of the nation, plenty of outdoor activities, 300 days of sunshine and mountain views with sunsets and sunrises that are breath taking.

If this is your first time buying a home here are some things to think about:
Why you should not make any Major Credit Purchases until after you close on your new home:
1. It will change you debt to income ratios and take you out of the market.
2. The lender will run a new credit report minutes before closing to make sure everything is still the same on your original report.
3. Your debt to income ratios have percentages you must stay within.
for FHA loans it's under 50%, for VA loans it's 41% and for Conventional loans
at this writing the percent to say within in is 36%
Don't go on a spending spree using credit if you are thinking about buying a home, or in the process of buying a new home. Your mortgage pre-approval is subject to a final evaluation of your financial situation.
Every $100 you pay per month on a credit payment could cost you about $10,000 in home eligibility. For example, a car payment of $300/month could mean that you qualify for $30,000 less in a mortgage.
Even if you have accumulated enough savings, you should consider not making any large purchases until after closing. The last thing you want is to know that you could have purchased a new home had you curbed the urge to spend.
