Live Cheap or Die, The low cost of ownership in Lincoln NH.

The State of New Hampshire's Motto may be "Live Free or Die", But the town of Lincoln Could be live cheap or Die. You see Lincoln New Hampshire is one of the largest towns in total acres (in the state), but at the same time has the least amount of private land of any developed town in the state. With 95% of the land officially with-in the White Mountain National Forest Area (which is federal land, and managed by the park service). The local town government has no budget concerns for this land.

Property in Lincoln is taxed at $8/1,000 ($3.04 town,$1.12 County and $1.73 school) This rate currently includes municipal water and sewer at no additional charge. When there is a Half a billion dollars worth of vacation homes in town and a graduating class at the local high school of around 20 students, the locals get wonderful services. The vacation home owners get a low tax burden, beautiful amenities and access to the 900,000 acre National Forest and the Kancamagus scenic highway (national recognized as a must see on New England Foliage tours).

Being one of the lowest property tax towns, in one of the lowest tax burden states is a good thing, having the four season recreational offerings and the beautiful White Mountain National Forest out the back makes it great.

The secret is out, great state, great town and wonderful skiing, Visit Lincoln New Hampshire's Loon Mountain.

Condo-Hotel another hybred worth looking at.

 Investment Property- A hotel-style condominium located near Loon Mountain ski area in Lincoln, New Hampshire. This is a shot of a picnic table in my back yard, I had to open a window to take the picture because the snow was half way up the door. Thats right a three and a half foot tall by eight foot long table, and it was shoveled once earlier in the season. Loon Mountain Ski Resort Lincoln NH is 5 miles from my house is reporting 180 inches (15 feet).

Anyone have a suggestion for shoveling a roof on a three story colonial?

New Hampshire, Great bang for the buck.

I think my fellow Realtors and I fail to see the woods through the trees at times. For this reason I make it a point to explore the local attractions (where I live) that dare I say some have come to take for granted. This happens by force or by chance, last week my son and I went skiing at Loon Mountain ( which is only a mile from my office) and I marveled at the faces of the other children there. In the summer we often go to the Whales tale water-park (season pass holders) and enjoy a leisurely day at the concrete beach. Recently my wife and I decided to take a brisk snow-shoe up "Artist's Bluff" and the view is every bit as wonderful as any full days hike up a 4,000 footer. These are a few of the things we are lucky enough to have in our immediate surroundings. The strange thing is we do frequently travel to the neighboring states, we visit the coast of Maine, Cape Cod, and Vermont. It's always a bussmen's holiday for me I check out the prices on real estate when we are out and about and I find New Hampshire properties are consistently more affordable than the rest of New England. The access to Airports, Hospitals,and interstate travel is superior and we have no state income or broad based sales tax.So I guess Dorothy was right there's no place like home (if you live in NH).
