You Can't Judge a Book By It's Cover...$120,000 List Price

I was previewing a townhome in a gated community for one of my clients yesterday and was amazed by 2 things.

 

  1. How many excellent opportunities there are for buyers.  Those that don't act now will probably wish they did in the future.  The townhome I viewed was in great condition and was LISTED for less than its replacement cost.  I emphasize 'listed' because there's a great chance it can be purchased for less...if not much less than the list price. Anytime you can buy properties for less than the replacement cost, you know you are buying right.
  2. Like many things in life, you can't judge a book by it's cover.  This short sale property was listed in the Multiple Listing Service (MLS) with a single picture of the front.  That's all the listing agent provided....what a disservice!!! Consider your perception of the property with just a single frontal photo vs. the frontal photo and all of the attached interior photos which I took???
  3. There are great opportunities out there so be careful not to prejudge based off the lack of quality and / or number of photos taken by the listing agent. Make sure you're working with a buyer's agent who's looking out for your best interest to find the best deals out there.

This past week I visited a Cape Coral Short Sale.  This home appears to never have been lived in and is priced at $102,000.  At that price the home is Below Replacement Costs.  The features of the home include over 1700 sq. feet of living area with 3 Bedrooms and 2 Baths.

Cape Coral Snowbirds say they're coming,

The Snowbirds are Coming....

The local paper, the News-Press did a quick study of more than 429 residents who flock to Southwest Florida every year. They found:

  • Nearly 40 percent of those responding expect to arrive this month; more than 60 percent said they'll spend about as many dollars as they did last year.

What does this mean?

People still want to be where the sun shines, the temps. are warm, and there is abundant access to waterfront activities. These reason have always been the reason to come to Cape Coral and will continue to be so in the future.

North Cape is Growing!!

North Cape Coral is on the Move!

I was up in the North Cape area and the sense while driving around is that things are happening!

 

  • Del Prado Blvd is being widened in anticpation of the new growth

 

  • The Publix Plaza at Del Prado and Kismet is nearly fully occupied and the parking lots are full with shoppers

 

  • The newly built Island Coast High School is complete and there are plenty of kids enrolled at this school.
