Cape Coral Home Sales - Statistics April

The numbers have been compiled for April 2009 and once again the numbers are great.  During the month of April, 675 single family homes were bought.  Those that are knowledgeable know that now is the time to buy a home in Cape Coral.  Additionally this is the second consecutive month where the number of home sales was greater than the number of new listings.

Cape Coral Home Sales vs. Cape Coral New Home Permits

I try to publish the Cape Coral Home Sales statistics as early as possible at the close of the month.  The downside is that some transactions get posted after the first of the month for the previous month.  This means that the numbers of Cape Coral Home Sales typically continues to rise during the first 2 weeks of the month.  What I have below is a new chart showing the Cape Coral Home Sales numbers as of March 2009.  What is new is that the numbers are more up to date

A couple of salient points

  1. During the first quarter of 2009 more than 1500 single family homes sold in Cape Coral
  2. The general trend has been for the last year for the number of single family homes to increase each month.  While there was a reduction of closings in January and February these closing typically represent contracts that were written 30-45 days prior, meaning the contracts were written in December of 2008.  The month of December typically is a time when people are not thinking about real estate purchases.
  3. Below is a chart of new home permits from 2005-2006.  This was the time when Cape Coral saw an unprecedented number of new home permits.  What looks to be occurring is that all of the inventory that was created in 2005-2006 is now being absorbed.  During this time period it was common to have new home permits exceed 400.  Four years later we are seeing homes sales exceeding the same number, 400, which was produced in 2005-2006.

Cape Coral Home Sales - March 2009

The Cape Coral Homes Sales Report for the end of March 2009 has been compiled and March was another hot month.  The number of single family homes sold in Cape Coral during March was 610.  The other important fact is that there were over 720 pending homes sales in Cape Coral during the same time.

The February Cape Coral Home sales are out and they continue to be strong.

Other Cape Coral Market Statistics include:

  • active home listings are as low as they've been in 27 months
  • pending sales for the month are 594!!!
  • closed sales for the month were 426
  • average selling price did increase substantially....but this might be a blip...will have to see what happens over the next month or two
