I previewed a condo yesterday at Cape Harbour.  To begin with the location is really just spectacular.  If boating is your fancy there’s probably no better place to be in SW Florida.  The Marina at Cape Harbour provides quick access to the Caloosahatchee River and the islands of Sanibel, Captiva, and Gaspirilla.  The unit I specifically looked at was a 3 Bedroom, 2 Bathroom unit facing south.  The attention to detail, quality of work, and overall appearance of the entire area is really something you have to see.

Based on the above closed sales activity it's clear that

  • Buyers succeed when they offer on homes that are either bank owned (Foreclosures) or owner sales.
  • 80% of the closed home sales are NOT short sales. Although there may be some great opportunities with short sales for those willing to wait for a response, the overwhelming number of buyers are focusing on properties where they can receive a response to their offer and close within 60 days.
  • Selling prices are very close to list prices. The days of offering substantially lower than list price are probably gone. In fact multiple offers on bank owned properties are becoming the norm.
  • More than 1,200 homes sold in the last 90 days. Although no one can predict 'the bottom', this is clear evidence that buyers recognize the tremendous values available today

Cape coral Short Sale - Sandoval

I had a chance to preview another Cape Coral Short Sale in the Sandoval Community.  This 4 bedroom home has almost 2200 feet of living area, a private pool and a view of the lake.  Currently listed for $229,000 this is an incredible opportunity if the bank is willing to work with a buyer.  Lastly this home is in Sandoval, a community developed by the Bonita Bay Group.  This home will not last long.

The October Cape Coral Home Sales number are out and once again the numbers are good. October 2008 saw the highest number of Cape Coral Homes Sales in a long time with 459. Buyers, now more than ever recognize that at the current prices the homes are Below Replacement Costs.
