This information is obtained from the Multiple Listing Service (MLS) in the state of Massachusetts.

Based on the Month comparison information above, it could be considered a Buyers market based just on the significant price change, but there was only 1 sale in Dec 2007 so stats are skewed.

  • The number of homes sold has significantly increased from the same month last year.
  • The average selling price has significantly decreased from last year, although it is based only on 1 sold property.
  • The average DOM (days on market) has significantly decreased from last year, but again it is based on the sale of only 1 property being sold this month.

Based on the Yearly comparison information above, it could also be considered a Buyers market, but it certainly give a much more consistant picture as it covers the complete year of each category.

  • The number of homes sold has decreased from last year at this time, by 15% .
  • The average selling price has significantly decreased from last year by more than 10%.
  • The average DOM (days on market) has increased 9% from last year.

Less money for a home, more days on market and less homes being sold gives you the picture of a definitive buyers market Northbridge town hall

According to my lender partners, the interest rate for a 30 year fixed mortgage is currently 5.5% for a conventional loan and 6% for an FHA loan.(based on the date of this submission) So, all things considered, it is a great time to buy!

Grafton, MA a town of about 14,000 located in Central Massachusetts is a fantastic town with lots to offer. It is located in the Blackstone River Valley, which was a leading force in the early American industrial revolution.

Grafton is a town of approximately 14,000 in Worcester County, Massachusetts. Grafton is known for a Nipmuc Indian Village (now known as Hassanamisco Reservation); its early settlement by Europeans in 1718, and its significance in the early industrial revolution.

Grafton was officially incorporated as a town in 1735. Grafton stands tall in the industrialization of the Blackstone Valley. Its Northeast Village was once know as "New England Village".

The town was named after the Duke of Grafton, a title created for the illegitimate son of King Charles II of England. Ethan Allan ran a gun factory in Grafton in the early 1800's. The movie, "Ah, Wilderness!" was filmed in the town, in fact the moviemakers had built a gazebo for the movie and left it for the town and still stands today.

The Grafton Common has historic homes, churches and building and is considered one of the most quintessential commons in the Blackstone Valley. The town is part of the Blackstone River Valley National Heritage Corridor, the oldest industrialized region in the United States.

Tupperware supposedly got its start here in the early 1940's with a plant in Farnumsville (S. Grafton), run by the company founder Earl Tupper. The Willard Clock Museum is also a highlight for tourists.

Grafton is located about 30 miles from Boston and there is easy access to major roadways from this town making it a delightful commuter location. There is also access to Boston via the MBTA which has a train stop located in Grafton on the Worcester-Framingham Line.

Give me a break- who's in charge of this property?

unnecesary aggravation

Alright, I have to say I am a little irked. This has happened more than once. You go to a property and its impossible to get into it. Yes, I know it is the Northeast and it snows, but a week later and the snow is still there? This morning was one of the worst, an 8:15 am appt for an avid buyer. The home is vacant, in a very populated area in a Metro area hit by snow and ice, but its been 2+ weeks since the ice and at week since a heavy snow. Now usually I will preview a home, but this was a last minute thing from last night and trying to squeeze it in before the holiday travel for the client. The streets were clear, the neighborhood looked nice as most people had cleaned up since the ice and snow storms and I came up to this------------------>

I understand these things happen, but when calling the listing office regarding this, they had no idea!!!! Now it was a neighbors tree that was against the house, and in talking with the neighbor they said it happened over 2 weeks ago and were having problems getting ahold of the real estate company. Of course when I called they gladly wrote down my info and failed to tell me about any issues? Who is checking the property? When I have listings and weather issues arrive (especially on vacant properties) I go and check at the earliest time, to make sure things like this dont happen to prospective buyers.

Alright, I've vented...Now I feel better
