I got a secret.. Most of the agents out there are SLACKERS!! Sorry if I let the cat outta the bag but I had to say it!! As we all know this business is cutthroat. Everyone is always looking for a way to make their next dollar. Want to be a top agent? Want to be a member of the elite club of agents? Want to know the secret????

When I tell you, you are never ever going to believe it! Many agent think it takes lots of $$ in fancy shmancy advertisement and other ways to get ahead in this market. Wellllll, let me tell you, you can get ahead with a few bucks and a good pair of shoes.

A few weeks ago, my FSBOgirl and myself,decided to do something not many agents do. We picked a community and decided to OWN it.... It is not a huge community, about 65 single family homes in the 400k to 500k range. We started mailing to these homes, got our names out there to get noticed. Before we knew it, we HAD a listing!!

What better an opportunity to introduce ourselves to the neighborhood personally than to tell them about the available home in their neighborhood, and all the info on it! We hit the pavements one sunny afternoon and started knocking. With eye catching flyers in hand, a few goody bags, we knocked.

Leary at first, I had to admit. Then... It happened, people actually liked talking to us! We made contact on the upwards of 20 homeowners that day....AND... we totally impressed our sellers for going the extra mile in the marathon. It took under 2 hours and made 20 new contacts. Where else can you do that? For free??

SO, LADIES AND GENTLEMEN....

Our next endeavor arrives in a few short weeks to this community, stay tuned, we have a plan... I'll give you a clue, it involves ears! A couple hundred of them...

Y'all who make fun of Cecil County, take a look at the monthly market report. As some may know, I reside in Cecil County, on my lovely farmette with my menagerie of kids and animals. Often one may wonder if the county itself will hold it's value in Real Estate. I have noticed a pattern that Cecil County is steadily continuing to increase value, while Harford and Baltimore continue to drop. Why is this? I feel as if more people are beginning to realize what their dollar will buy them in Cecil County. You get more for your money, as well as the privacy and serenity. Yes, you do have a bit of a commute to someplaces, but I love it!

Cecil County Maryland for the month of July 2008 Home prices in Cecil County ROSE as a whole in the month of July 2008. The average sold price in Cecil County was $295,163 for the month, opposed to 12% up from 2007 at $262,288. There were 147 homes listed this month in Cecil County, and 62 homes in Cecil County went under contract. On an average, sellers in Cecil County are getting a little over 91% of their asking price. The average days on the market for homes in Cecil County are 163, and 57 homes sold this month in Cecil County.

When I put together this months market report, I decided not only am I going to provide consumers with the facts that the previous month has produced, but my opinion as well. Of course, my opinion is just that, only my opinion. So, take it for what it is worth.

Harford County Maryland for the month of July 2008 Home prices in Harford County fell as a whole in the month of July 2008. The average sold price in Haford County was $303,198 for the month, opposed to 1% down from 2007 at $306,810. There were 464 homes listed this month in Harford County, and 173 homes in Harford County went under contract. On an average, sellers in Harford County are getting a little over 95% of their asking price. The average days on the market for homes in Harford County is 120, and 217 homes sold this month in Harford County.

I think the month as a whole was relatively slow, and personally I see things beginning to look up for the month of September. August was a busy month for vacations and other family activities, so there was a decrease in the Real Estate sales. Just my opinion..
