Recently an agent on my office faced a circumstance I felt was worth blogging about. As we all know, usually builders use their own contracts, or shall I say, are given the opportunity to. The agent in my office took his client to the new home development. The buyer loved the model, and decided he wanted to make this new community his home.
The contract was written and reviewed by the builders rep. Let me just add this builder is a well know builder. Sealed with a handshake, the buyers and their agent went on their way. Delivery was promised by December 1st. Weeks went by after the supposed date of construction to begin.
As time passed it was obvious that the property was not going to be completed by the delivery date. The builder rep said that the date was goin gto be extended a few months. This was not feasible for the buyers because they were relocating to the area, and they needed a place to reside by the set delivery date.
Here's where it gets interesting. THe buyers wanted out of the contract because of the fact construction had not began on their new home, and it was no longer possible to settle when they needed to. The builder refused to let them out of the contrract, and pointed out fine print in the contract stating, it could take up to two years for final delivery of the home, and buyers were still responsible to settle on their settlement date.
2 YEARS???? This seems completely ridiculous! Just another reason to always read the fine print!!

On an average, sellers in Harford County are getting a little over 92% of their asking price. The average days on the market for homes in Harford County is 134, and 176 homes sold this month in Harford County.

Please give me an insight on this. As Realtors, we do not get a comission check or get PAID until we close the deal, RIGHT? SO what is the harm in listing your home with a professional if you do not have the fork out anything unless we get the job done..
As a FOR SALE BY OWNER, you obviously do not want to pay a Realtor, but you do want to get your home sold. You do not want to pay the commission, nor entertain the idea of writing out that big check to a Realtor. In most circumstances, FOR SALE BY OWNERS do end up paying a buyer's agent to their home.
Think of it this way FSBO, what do you have to lose? Give me a chance to get the job done, and get the job done right, right? Chances are you are going to end up paying a less experienced, less competent agent in the long run. Chances are they are going to beat you down on price because they recognize and see your frustration.
Cut to the chase, list it now, before the market falls further. Before you lose more money! Besides if you do not like how I am doing, you can fire me on the spot! What do you have to lose??
