I would like to personally thank Active Rain for helping me become the #1 search option for my region (Hacienda Heights, Ca.). Many Google "SEO" companies wanted to charge me $200 plus a month to get me to the first page of Google within less than a year. Active rain got me there for FREE.
Helpful Tips:

1. Always blog often. Google wants your profile info to have new and fresh content (i.e. you are blogging often)
2. Don't forget to provide key word tags for your blogs (the more the better).
3. Post those blogs to your Localism subdivision. (For example-California-Los Angeles County-Downey-Northwest) It will be listed in each subdivision.
4. Create quality posts to get featured, you are pretty much guaranteed lots and lots of hits (can you say FREE Google juice?).
5. List your areas as part of your signature so that you will always have hits (searches) that correspond to your areas.
I am absolutely sure that there are probably many, many, more ways to be #1 in the Google searches. Please share them with me and others so that AR Members can stay on top! Thank all of you for teaching me how to do the same.

The House Warming:
After the sale is over and we have been PAID comes the house warming party and the chance to Prospect your Buyer's ENTIRE Sphere of Influence. Your Client already knows that you are the GREATEST Realtor in your area (otherwise they would have gone with the other guy) and has, likely, at your suggestion...mentioned you to everyone that she/he knows.
Realtors Beware:
Be careful to discuss with your Buyer whether it is okay for you to discuss very personal details such as purchase price and/or monthly payments.
Bragging Rights?
Even though you may have gotten your Buyer deal of a lifetime, some people just are very personal/private about financial matters. In order to avoid a strained relationship, talk about this ahead of time. Most of the time the Buyers are fine with sharing the information to help you get new clients and they will respect you more for asking them in advance!

I spent most of today with the people that I love the most. I am sure that it is an amazing thing to hold human a human life inside of your body for nine months. I always hear (from other men) about the pain that childbearing carries. However, I am not sure that I have ever heard a woman talk about the pain. They always talk about how cute their baby was or how it was worth it.
I am most thankful to my mother for giving me life and for helping raise such a great son. I also am thankful for the countless hours that were lost in sleep and the TLC that was given when I was sick, fussy or tired.
I will become a parent in the next 1-2 years and I look forward to giving love to a new life. I always hear people talk about how the love of a parent is a very unique type of love. I have yet to experience this. However, with the look on my step mom's face today...I can't wait.

#6 Be Persistent: Continued existence or occurance. The continuance of an effect after its cause is removed.
The Big Fish:
A few months ago, I received a Lead that was looking for a home up to $1.5 Million in my area. It had his name, e-mail, and his phone number. I called him that same night...yes...he was prequalified for that amount! We set a time to homes for later that week. I scheduled all of the appointments. A few hours before our showings, he called to cancel...not reschedule...but he CANCELLED!

Don't Scare the Fish:
I called him the following week and left a message. The next week, I sent an e-mail (Yes, I did feel like calling him every day and sleeping on his door step until he bought something). The third week I made NO CONTACT (there is such a thing as being TOO PERSISTENT). The fourth week, I gave him one last shot: I called and asked him if he wanted to see some homes the following day.
The Story Behind the Story:
It turns out that he was a physician who ran a medical clinic. He was genuinely interested in Buying, however, things at work (real things) kept coming up (he was the main supervisor). I asked him why he chose me as his Agent. His answer was "because you were the only Agent who stayed in touch."

#5 Be Creative: The ability to transcend traditional ideas, rules, patterns, relationships or the like, and to create new meaningful ideas, forms, methods or interpretations.
Look Outside the Box:
Sometimes people do not have all of their options in front of them. A client of mine wanted a home that was a little nicer than she could afford. She thought that she would rather not buy than get a home that she "kind of liked." The Hot Prospect was "cooling" quickly.

Make Suggestions:
I suggested a few ideas: Bargain fixer homes, going to a lesser city or borrow money from a family member. She and her husband did not have the patience nor the money to do repairs on a "fixer." They were set on their city because the schools were top notch. All that was left was to borrow, but from who?
Mom's surprise:
My Client was telling her mother how absurd it would be to go asking for money to buy her family's dream home. Guess what happened next? No...the Mother did not lend her the money...she GAVE it to her! $30,000, just like that. When losing a potential sale...a little creativity can go a long way.
