Six months ago if you were looking for a short sale in Orange Park or Jacksonville I may have tried to get you to look at 
foreclosures as a viable option. With banks now finally figuring out that some money is better than none, skilled REALTORS have been able to get the banks to negotiate. I have actually have had 2 short sales accepted with in the last 3 weeks. In the past it was taking 5 to 6 months to get an answer back from the lenders that were holding the notes. Response time has greatly improved for the better. Countrywide which is a large bank with multiple steps to go through to get an offer submitted, has been easier to work with lately. Response times can still be up to 90 days but it is not near as long as it was in the recent past. If you have a little time to wait you could save BIG! One of my recent deals the bank accepted $65,000 less than what was owed by the borrower.That can be a huge savings for first time home buyers, investors, or people looking to move up to a larger home.
Foreclosures are still readily available in Jacksonville and Orange Park as well. The time for acceptance can be much shorter than a short sale, but if the home has gone through foreclosure already the asking price is typically close to what the bank will accept for the home. In some cases many of the foreclosure homes have been abandoned for some period of time. These homes may require a little work to get them back in shape but the saving out weigh the little extra work involved. Either short sales or foreclosures can be a great way to get the house you have always wanted, for a reasonable price.
