In my tours of homes here in Virginia Beach. I've noticed a trend of homes not being ready in regards to selling ready. I have viewed many homes that are listed but really do not show well. I've been very surprised at the condition of these homes, related to the asking price. I am not talking about REO/foreclosurses, I'm talking about regular listings. Here are a few of the things that I find that really deter my clients from even considering the property. The #1 thing is smell. Over half of the homes I've toured have had a residual smell in them. I'm talking about empty homes that are listed. The #2 deal breaker is power. Since the power has been turned-off while waiting for a sale, those of us that show homes cannot really show them. I had 50% of the homes during one day not have power and prevented my client from even making any decisions on the bathrooms since they were windowless. The third item is just plain old cleanliness. I have seen large amounts of dust on ceiling fans, empty rooms not vacuumed, the air intakes and filters caked with dust, also the lack of attention to cleaning the lawns and maintained yards. So my questions is how to we really get our clients to take the extra time and maybe expense to bring their properties up to some level of presentation that will create a sale?
