Hernando, Mississippi saw 29 residential properties sold in the month of August with an average sales price of $194,717. Here are the comparisons for current, last month, and last year solds.

August 2008: 29 sold Avg. Price $194,717
July 2008: 22 sold Avg. Price $189,969
August 2007: 51 sold Avg. Price $196,690

There are currently 272 Active Residential listings in Hernando which represents a 8.97 month supply. That number is down from last month which showed a 9.6 month supply. Foreclosures represent 3.7% of the Hernando market, which is up 1% from last month.

10 of the homes sold in August were new construction. The neighborhoods which saw the most activity were Forest Meadows, followed by Edgewater and Northwood Hills.

Tate County, Mississippi saw 16 residential properties sold in the month of August with an average sales price of $104,813. Here are the comparisons for current, last month, and last year solds.

August 2008: 16 sold Avg. Price $104,813
July 2008: 22 sold Avg. Price $116,251
August 2007: 24 sold Avg. Price $125,806

There are currently 183 Active Residential listings in Tate County which represents a 12.77 month supply. Foreclosures represent 4% of the Tate County market, which is up 1% from last month.

Tate County Gets Invaded By Hummingbirds

This time of year, my front yard becomes a great source of entertainment. We have been invaded by thehummingbirds hummingbirds.

When it starts to get warm, there is usually one hummingbird that comes to the kitchen window to let me know it is time to put the feeders out. At that time of the year, I only put 1 feeder out because there is only 3 or 4 that hang around during the hot Mississippi summer and I don't want the sugar solution to go sour.

But, once September gets here, I start to see a few more hummingbirds at the feeder every day. Earlier this week, I went ahead and put all 3 of my feeders out. Within half a day, we had over 20 hummingbirds lined up to get a drink. I have heard that as the weather cools here in the southern U.S., these birds make their way to South America. Because of their impending journey, they really stock up at the buffet.

hummingbirdsI tried to snap a few pictures, but there was no way to capture how many are actually flying around. I have already refilled the feeders twice today. At this rate, the proceeds from my next closing are going to go towards bags of sugar!

I have used commercial hummingbird food as well as made my own. Would appreciate comments on what would be best to feed them.

Tate County Gem - The Baddour Center

Senatobia, the county seat of Tate County is home to The Baddour Center, a community for adults with intellectual disabilities. The Baddour Center was founded in 1978 by the Paul Baddour family (who started Fred's Dollar Stors). At that time, more than 71% of adults with intellectual disabilies lived in large, state-run institutions.

The Baddour Center campus off of Hwy 51 in Senatobia consists of approximately 120 acres and is home to more than 170 adults. The center provides its residents a way to learn, to succeed and a way to inspire others.

Residential services range from supervised group homes to independent, on-campus apartments. The residences have spacious bedrooms, private baths, a central living room and kitchen. In addition to residential services, they also provide for day-client services.

The community life programs help to provide residents to develop and improve social skills, physical fitness, special talents, and spiritual growth.

In addition to life skills training, the Baddour Center provides classroom training and computer lab. They have vocational work progrms including contracts with FedEx and an on-campus retail garden center. The garden center is well-known around the area for fantastic varieties and healthy plants. They also have ornamental items for your garden.

One of the better known programs of the Baddour Center is a group of talented singers called The Miracles. This group is made up of residents and the tour extensively, sharing their talents and informing others of the work of the Baddour Center.

Many recreational activities are available, both on and off campus such as: Broadway musicals, spectator sports, shopping, movies, and Special Olympics. The center has a Resident Government Association which is a self-advocay group sponsored by Community Life. They have annual elections for officers and representatives are chosen.

The Baddour Center is associated with the United Methodist Church and is truly a great asset to Tate County. For more information, visit their website HERE.

Arkabutla Lake and State Park

Arkabutla Lake and State Park is located in southern Desoto County (Hernando) and northwest Tate County. The park features a 33,400-acre lake and 37,700 acres of public hunting land. The park offers recreational facilities including three Class A campgrounds with electricity, water, hot showers, flush comfort stations, and sewage dump stations. There are five day use areas with over 500 picnic sites, picnic pavillions, sand beaches, and boat ramps.

Arkabutla Lake has some of the best crappie fishing in the country and in 2007, Bass Pro Shops sponsored a Crappie Masters Tournament there. In addition to crappie, you can find largemouth bass and catfish. When you think of Mississippi, you probably don't think of sailing, but Arkabutla Lake has a reputation for being the "windiest lake between Lake Michigan and the Gulf", making it an attraction for sailing enthusiasts.

Arkabutla Lake is the U.S. Corps of Engineers Vicksburg District's northern-most flood control project within the Yazoo River Basin. The dam was constructed on the Coldwater River in Tate and Desoto Counties and was completed in 1943.
