Fifty-one (51) residential properties went under contract during the month with an average list price of $184,409. Distressed properties accounted for nearly 57 % of the properties that went pending in December.

Thirty (30) residential properties went under contract during the month with an average list price of $182,353. Distressed properties accounted for 66 % of the properties that went pending in October.
As of 11/27/2011, there were 579 active residential properties on the market with 41% of homes priced below $200,000. Distressed listings (REO =11% and Short Sales = 17%) are twenty-eight percent (28%) of all active listings.

As of 10/7/2011, there were 621 active residential properties on the market with 38% of homes priced below $200,000. Distressed listings (REO =8.8% and Short Sales = 15.45%) are twenty-four and a quarter percent (24.25%) of all active listings.
