About Me:

My name is Louis Agudo of Home Sweet Home Inspection Services. With over 20 years of residential building experience as a contractor and craftsmen, I decided that I wanted to use my expertise and knowledge to aid homeowners in making one of the most important financial decisions of their life, purchasing a home. My vast experience in all phases of construction and dealing with sub contractors gives me a leg up on most inspectors. Why? Because I have over 20 years of practical experience.

Maintenance of homes is just like going to the dentist or bringing your car in for service. Most people wait until something is wrong before they decide to do something about it. My inspection focus not only looks for major defects but I want to educate the homeowner. I want the buyer to know about maintenance of the home, safety issues and areas of concern that will have to be addressed in the future.

It is not just home-buyers who benefit from an inspection. It is also sellers, with a prelisting inspection, designed to take care of issues in a home before it goes on the market. This way anything found by a buyers inspector would be minimal at best, making for a smoother transaction for all.

Homeowners with no intention of selling can also benefit with a maintenance inspection. I typically ask homeowners, when is the last time you walked around your home? Literally walked around and observed. When is the last time you walked all over your attic and looked at the roof sheathing, the insulation, the vents? When is the last time you checked the TPR valve? How about the basement? Have you looked all around that area? Have you changed the HVACfilter lately? How is the caulking holding up? I find that a lot of homeowners use a home warranty as their maintenance plan and the only time something gets repaired is when it's already broken. I can give homeowners a list of immediate concerns, issues to deal with in the next 6 months and long term planning goals.

I also consult with homeowners on home projects. There is nothing more frustrating for a homeowner then to get 3 different estimates for a leak repair on a roof and the difference in price could be thousands of dollars. For a consulting fee, I can cut through the jargon in the contract and tell you exactly what you are getting. I also can be there during different phases of a remodel or construction to make sure that what you are paying for is actually what you are getting. I can also advise on exceeding minimum requirements for construction projects to make sure you are getting more bang for the buck.

Is your new home warranty almost up? The 11th month is a great time to get an inspection to make sure that all those warranty issues can be taken care of with the help of an inspection report.
