The Home Sweet Home Inspection Tip of the Week

Gutters - Finally we get some needed rain. It pours for 15 minutes then the sun comes out for 20 then it pour for 5 minutes and so on and so on. Of course it figures that we were having my wife's birthday party outside at the pool. Six weekends of no rain, set the party date and what happens, Murphy's Law at work. The party did go off without a hitch. I have to admit to you all that I am guilty of what I have been preaching in my Home Sweet Home Inspection Tips Of The Week.

Maintenance, Maintenance, Maintenance.

I have not been keeping up with my gutter cleaning on the roof or the pine needle build up. I live in an area where there are fifty foot plus pine trees all over my property. They are beautiful, majestic but they shed their needles like a long-haired dog sheds his coat in the summer. The needles continually fall on my roof. I've kept up with it until the summer began.

What happens with pine needles that build up on the roof? Pine needles or leaf debris that pile up on a roof valley cause damming. A slight rain won't be affected much by the debris but a heavy rain lasting for awhile will gush down the valley and get stuck on the roof. The water will try to go around or underneath the obstruction. If it can't, the water will build up and get under the roof shingles or flashing and get into your home.

What happens with clogged gutters? The water cannot continue down the gutter, into the downspout and away from your foundation. It will fill up the gutter and run over the top of the gutter leaving your home defenseless against the gallons of water falling against your siding, windows, trim and foundation.

What is the solution? Unfortunately, there is no easy remedy to roof debris. I can get up on my roof and use my blower on a low setting to remove the debris. As for gutters, cleaning them of debris a few times a year has to be done. Gutter guards or gutter helmets are another solution to clogged gutters. They allow the water to go into the gutter but not the debris. Whatever the circumstances are, roof and gutter maintenance is necessary to keep your home and foundation free of water intrusion.

What am I going to be doing this week? You guessed it. Getting up on my roof, getting the debris off, making sure my gutters are working properly and keeping my home safe from water intrusion.
