In a market swamped with Short-sales and work-order heavy REO listings, the "regular listing" for first time home buyers has become an endangered species in my market. Buyers are anxious to close before November 29 to take advantage of the 1st time home buyer tax credit and they are coming to the table hungry and ready to do what it takes to get their sale in escrow.
This home on the East Hill of Kent sold in 10 days, with multiple offers and escalation clauses.

The sellers had the right attitude, got the house in tip-top shape and really studied the market and pricing trends. We priced the home aggressively for a 30 day sale, and they happily got more than their $278,950 list price.The sale closed escrow today the buyers will be moving in this weekend.
Unfortunately, not many owners are in a position to be a "regular" seller. But those who are may want to revist the idea of selling now. As members of the regular listing minority, their home would be in high demand with ready and willing buyers.

Anyone traveling from Maple Valley towards Renton on hot days has noticed the number of cars parked along the road. This week will likely see all available spots taken as we're likely to experience record setting high temperatures and many people will flock to the Cedar River to cool off while inner-tubing down river. (I know my son plans to be among them!)
I've had listings where people can "put in" right at their property and then are picked up further down river in Renton. I personally haven't ever floated the River, as I'm a bit of a water weenie and prefer the safety of non-rushing water where I know what's in the water (chlorine) with me. I know my market typically slows down considerably in August. The grass is brown and homes don't look as "fresh" as they may have in May. Agents and buyers take vacations or are focused on back to school shopping and feeling the looming deadline of getting everything done they wanted to get done this summer.And for those with kids at home, it's easy to say "let's just wait 'til the kids are back in school".
If you're interested in buying but think it's better to wait, you may want to rethink that plan.
Don't table your home search just because Summer is waning.
If you're serious about making your best deal, August may provide you the best opportunity to do just that!
Buyers and agents will come back to the market in September, and sellers will feel as if they've gotten a new lease on things; having weathered the dog days of August They could feel as if they have some time between September and the holiday market and may be hunkered down and ready to wait it out!
Also, if you do have kids, by making a purchase decision in August, you'll have a contract signed around and be able to register your kids for school ...not to mention you'll be relaxing in your new home in September while everyone else is still trying to find theirs!

So my son Connor (19) tells me last week he's going to head to Eastern Washington to go river rafting. He's never gone river rafting, and gets sick anytime he's in any moving vehicle other than a car so I'm not really sure what the appeal was for him. Of course I immediatly think about the movie "The River Wild" where bad guy Kevin Bacon takes Meryl Streep hostage and forces her to navigate the rushing white-water rapids...
I tell my son "I don't think it's a good idea, it's dangerous and I'll worry".
"Don't worry," he tells me, "It's actually more of a river float...we'll just lay in the raft and float from Ellensburg to Yakima".
Ok, that makes me feel slightly better. But then I think about the movie Deliverance where...well, most of us know how that movie goes.
But I zip my lip and decide to let him have his adventure.
Fast forward to Saturday night and I get this text message:
"Wow, rough day on the river. Don't worry everyone's alive, battery dying will check in later."
I didn't hear from him until the next day and it sounded pretty scary. They were only in the water 5 minutes but couldn't keep their rafts together, Connor hit a tree and was sucked underneath it, losing his raft. He made it to shore and was able to help a few other people who were being pulled down the river as well. The Swiftwater Rescue team was called in to assist several people.
Evidently no one knew that the Dam had recently been released so the water was moving much faster than normal. Seems to me a notice should be placed somewhere along the banks were people normally put in the river?
But what do I know?
