Why You Should Listen to Your Mother...

So my son Connor (19) tells me last week he's going to head to Eastern Washington to go river rafting. He's never gone river rafting, and gets sick anytime he's in any moving vehicle other than a car so I'm not really sure what the appeal was for him. Of course I immediatly think about the movie "The River Wild" where bad guy Kevin Bacon takes Meryl Streep hostage and forces her to navigate the rushing white-water rapids...

I tell my son "I don't think it's a good idea, it's dangerous and I'll worry".

"Don't worry," he tells me, "It's actually more of a river float...we'll just lay in the raft and float from Ellensburg to Yakima".

Ok, that makes me feel slightly better. But then I think about the movie Deliverance where...well, most of us know how that movie goes.

But I zip my lip and decide to let him have his adventure.

Fast forward to Saturday night and I get this text message:

"Wow, rough day on the river. Don't worry everyone's alive, battery dying will check in later."

I didn't hear from him until the next day and it sounded pretty scary. They were only in the water 5 minutes but couldn't keep their rafts together, Connor hit a tree and was sucked underneath it, losing his raft. He made it to shore and was able to help a few other people who were being pulled down the river as well. The Swiftwater Rescue team was called in to assist several people.

Evidently no one knew that the Dam had recently been released so the water was moving much faster than normal. Seems to me a notice should be placed somewhere along the banks were people normally put in the river?

But what do I know?

I'm just a Mom.

Just Sold Green Valley Mini-Farm

King County Farm"Green acres is the place for me. Farm livin' is the life for me. Land spreadin' out so far and wide Keep Manhattan Seattle, just give me that countryside."

I've seen aLOT of houses over the nearly 2 decades I've been selling real estate. Although I'm able to appreciate each one (no matter size, condition or location) for it's individuality, every now and then I'm able to view and (even better) sell a really special property.

This was the case with the sale of this 6.5 acre mini-farm on Green Valley Road which closed on June 29.

What an awesome property!

The original owners had maintained the home in impeccable condition and had created a completely self-sustaining farm; from raising their own beef, to HUGE garden, fruit and nut trees, barn/shop, generator, gas pump....you name, this place had it.

The setting was gorgeous and one of a kind! (I hope to share some photos for you soon)

The new owners are settling in and I wish them years and years of happy memories ahead.

No Closings Today

Today is a Furlough day for many King County employees. In an effort to save money, King County employees must take 10 unpaid days off this year.

Many offices will be closed...including the courthouse....where deeds are recorded.

Because Friday was the legal holiday for the 4th of July and today is a Furlough day anyone waiting to close their home sale in King County will need to wait one more day. Fortunately, because I work with a great Escrow team, I was able to close a sale just under the wire last Thursday which meant the buyers were able to spend the long holiday weekend in their new home!

Here are the remaining Furlough days:

    Maple Valley Condo Market Report YTD

    It's not just Maple Valley that is feeling the slowdown in Condo sales, but it was surprising when I logged on to pull stats and realized there hasn't been ONE condo/towhome sale to close in Maple Valley this year.

    Keep in mind, not every Townhome community in the City is a condominium. Valley Green townhomes for instance, are single family units and were not recorded as condominiums.
