The Sun Tzu Short Sale

If anyone has ever read the Sun Tzu "Art of War" you may have been astonished to know that centurys old battlefield philosophies are still being applied today, not only to military operations but corporate world as well. So in our quest for short sale truths and the path of least resistance, I have found some very interesting Sun Tzuisms that if nothing else were at least... interesting to read. Here is my latest enlightenment in my quest for the perfect Short Sale and team models. The below are REAL Sun Tzu quotes, Enjoy.

~Opportunities multiply as they are seized.

~It is essential to seek out agents who have come to conduct espionage against you and to bribe them to serve you. Give them instructions and care for them, thus double agents are recruited and used.

~Know thy self, know thy enemy. A thousand battles, a thousand victories.

~He who knows when he can fight and when he cannot, will be victorious.

~The supreme art of war is to subdue the enemy with out a fight.

~Strategy without tactics is the slowest route to victory. Tactics without strategy is the noise before defeat.

~All men can see these tactics whereby I conquer, but what none can see is the strategy out of which victory is evolved.

~To see victory when it is a ken of the common herd is not the acme of excellence.

Training REO Agents & Brokers!!!

Hello everyone,

First I want to thank all agents and brokers who have offered up some really good advice in my past blogs. Most of which has been very helpfull in gettting me over certain humps and continue to grow in this business. Now I am offering something back to you guys.

First, I want to make a point of the fact that when I first became an agent, I joined a very well known real estate franchise thinking that I would get the best training and recognition. I found this to be exactly the opposite, I learned everything on my own and still had to give large portions of my checks to the Broker, "for what!" Im thinking. I expected agents to share their tricks of the trade, swap resources, and brokers would teach how they acheved success and cultivate little future brokers. So with thtis in mind, I am committed to building a company where everyone has equal opportunities for success and that includes REO's!!!

So here it is!! I have commitments from several banks and asset management firms to continue doing buisness with us in geographic areas we are not covering YET! I am offering to train interested agents/brokers to manage REO contacts and listings OF THEIR OWN! This is NOT a referal or lead list, I am offering the real deal! Some of you who have never done this before may be thinking "thats easy" but I promise you, it's not. I will be very upfront about it, the "REO game" is not for everyone. It requires very long hours, extreme organization skills to the point of OCD, and exceptional communication skills with a lot of humility. And if thats not enough you will need fair amount of cash reserves to cover all the expenses associated with it. However the rewards can be great and only limmited by you.

Some of the areas in particular that certain banks have expressed intrest in needing more agent/broker coverage in the near future are San Jose, Stockton, Fresno, Sacramento, Riverside, Victorville, San Bernadino, and Fontana. We may be considering expanding to Las Vegas and Florida also.

Thank you and I look forward to working with you.

Anyone want to be a California REO listing agent??

Hello everyone,

Let me first thank all of you gracious agents and brokers who have offered up some really good advice to questions I posted in my past blogs. Most of which has been very helpfull in gettting me over certain humps and continue to grow in this business. So now I am in the fortunate position of being able to offer some back to you guys.

Just a short history before I continue. I received my real estate license in late 2006 while I was a full time Firefighter. As a part time real estate agent I began doing mass amounts of BPO's for extra spending cash. Well these BPO's became the catalist for the REO's listings. So before I knew what was happening, I was being asked by several banks and asset management companies to list and sell their properties... of coarse the answer was yes! and the next thing I knew I was 50+ properties deep. The short end to this story is now I have my brokers license, took an early retirement from F.D. and have two offices in NorCal.

This is not an attempt to brag, but I do want averyone who reads this to know that this is genuine. I also want to make a point of the fact that when I first became an agent, I joined a very well known real estate franchise thinking that I would get the best training and recognition. I found this to be exactly the opposite, I learned everything on my own and still had to give large portions of my checks to the Broker, "for what!" Im thinking. Anyhow it is my turn to give what I expected this buisness to be when I came into it. I expected agents to share their tricks of the trade, swap resources, and brokers would teach how they acheved success and cultivate little future brokers.

So here it is!! I have continued to expand my reputation and contacts with a multitude of banks, asset management firms and investment firms all over the country. I have more than I can ever handel by myself, I am offering to train interested agents/brokers to manage REO contacts and listings OF THEIR OWN! This is NOT a referal or lead list, I am offering the real deal! Some of you who have never done this before may be thinking "thats easy" but I promise you, it's not. I will also be very upfront about one more thing, the "REO game" is not for everyone. It requires very long hours, extreme organization skills to the point of OCD, and exceptional communication skills with a lot of humility and if thats not enough you will need fair amount of cash reserves to cover all the expenses. I am offering a turn key REO office to intereste and qualified agents/brokers. Why do I say "qualified"? Because all of these asset managers know my name and reputation I am opening my contact book and staking my name on it!

There are a few areas in particular of Califrnia that certain banks have expressed intrest in needing more agent/broker coverage. In the near future we may consider expanding to Las Vegas and Florida.

San Jose, Stockton, Fresno, Sacramento, Riverside, Victorville, San Bernadino, and Fontana.

These are the primary areas that are expected to be hit very hard during this next wave. Please feel free to contact me via email or phone if you have any questions. I will be asking for a short resume from anyone interested in this, again my name will be on the line.

Thank you and I look forward to working with you all.

Recomendation for E&O Insurance??

Hello everyone, I want to thank all the people on this wonderful site for all thier very helpfull input in the past. I have taken a alot of your professional advice and exerience and put it to good use. So if you have read my blog in the past you wil see, I once again find myself in the position of growing faster than I probably should. But I unfortunatly have this thing inside me that I know most of you share with me. I should probably go see a doctor or something about it, but its this burning drive inside me that seems to origionate from deep in my very core. This little burning sensation compells me to keep reaching for things that I am probably not ready for yet. However I am happy to announce that I passed my brokers exam, and have reached an equitable agreement to aquire a franchise from my current company.

Now for the question. I have been searching for E&O insurance and I cant seem to come to a good conclusion as to what company offers the most affordable coverage with out sacraficing protection. Im sure many of you out there must have some personal first hand experience with this. I have so many tasks to complete by the end of the month, that any help would be very appreciated.

Thank you all in advance, and I will be posting future blogs for additional tips for running a successful office and announcing our turnkey REO franchising opportunities.

Thank you

Mike
