Here's the Deal;

I got into real estate full time in 2000 after getting hijacked by a hack while buying a home. I was determined to be a provider of truth for my clients, and give them all the information they needed to make the best decisions with their future security in mind. I started doing loans because I think a real estate professional should be good at both in order to protect the client. I don't do all my own loans, but I know my lenders are doing the best by my clients! These decisions are so big and can affect families for generations, as we are witnessing now, that I have simply chosen to always tell clients the truth. Problem is, the last few years, not enough folks wanted to hear the truth. Instead, they wanted to hear " Sure, you can afford it!" and "Don't worry about the rate increase, you'll have enough equity to refi out of that loan" and the classic, "Neg Am, yeah, but your equity will outpace it!" So now I specialize in short sales and pre foreclosure loss mitigation in addition to my real estate and loan business.

Short sales are tricky. So are sales people. Truth is, any real estate deal or mortgage decision is a very complex process. The details and fine print on contracts can give you headaches! However, adult decisions take time, care, and consideration. Read everything! Trust your gut! Verify all things promised! And most of all beware of "Trust Me, I'll take care of you!" when you hear those words, run like hell! Find a real estate agent with a good reputation, not a good sales pitch. And a loan officer who shows you the total cost of the loan ahead of time.

Last, don't be pressured, period. Even if you are facing foreclosure (especially if you are facing foreclosure) don't panic! You have time. Call your Lender, a local non-profit home owner assistance group (see lists below), and hang in there. Do not accept a contract from anyone who knocks on your door to "rescue" you, do not sign away your home to anyone, and do check with the District Attorney in your state, the Department of Real Estate, Consumer Affairs Dept. in your state, and report anyone trying to scam you! Oh, and don't be fooled by free seminars by for profit-companies and Auction Houses that take all your information and promise to get back to you when they have 100 clients with the same Lender. "Power in numbers"? More like "lots of leads for future business"

Consult tax professionals for the tax implications regarding your situation. Consult a real estate Attorney regarding possible legal issues. And don't be embarrassed to the point of making things worse. The problem is yours, but you are not alone! the whole system has failed. In other words, it's not just you! Keep your head, do your homework, and take care of your family!

We have an extensive network of affilliates in the Real Estate Legal and Taxation specialties, as well as local non profit groups to help our clients in a holistic way. We refer clients to the appropriate agencies as needed to resolve the complexities of their specific situations. we also work with local property management companies to provide temporary and long term rental housing for clients, as needed. We have a credit restoration program and financial education to help families get back on their feet and in position to get back into the real estate game, if they desire to, in the future. In short, we provide winning solutions in a changing market.
