
The other day,as I was leaving my blog class I pulled up to a traffic light and was enjoying the beautiful scenery of Myrtle Beach. I then looked over to the left saw a sign that said "List on MLS $399." It made me start thinking about the effectiveness of this type of advertising. When I mean effectiveness, I am not referring to the sign itself and attracting sellers, but instead to the effectiveness of listing your home for sale using this type of method.
With high inventory of homes currently available for sale across the nation, someone who is selling their home needs more than just their home placed in a local MLS. They need a REALTOR® who will market their property effectively. One of the main places a home being sold needs to be marketed to is on the internet. Some of the recent statistics I have heard state that more than 80% of buyers search online before even making contact with an agent to purchase real estate.
Also, many listing agents have a group of buyers both past & present that they are going to contact to tell about your property. Agents also place their listings in local newspapers, different magazines, and just about everywhere else you can imagine.
Remember, as your REALTOR® if I do not sell your home, I don't get paid! So, I am going to do everything in my ability to sell your home. Unlike the company that charges you $399 to list on the MLS up front, you do not owe me a penny till your home closes. Even if I have your home listed for sale for several months and it does not sell, if the listing expires you do not have to pay me anything.

Internet exposure. Every one of my listings is placed on over 30 different websites to give your listing as much exposure possible. This list includes sites such as REALTOR.com, ColdwellBanker.com, Trulia.com, and on my personal Myrtle Beach Real Estate Blog, Myrtlebeachhomesblog.com.

Yesterday I had the great pleasure of spending the entire day at a local hospital with a friend. As the day came to an end, a few of my friends said they wanted to go by the nursery and see the babies. So, since I had been sitting in the same room for many hours, I agreed to go along on the journey. When we arrived at the nursery, we began to all ooh and ahh over the little babies. Then, a sign hanging in the background caught my attention. Unfortunately I was not close enough to see the complete details, but I could definitely read the big bold title. It said:
At first this sign struck me humorous but then began to sadden me. I thought to myself, "when did 60% become excellence?" I remember in high school 60% was a failing grade on an exam. I did receive a few of these during my time in high school and they were definitely not the tests I ran home to put on the refrigerator to brag to mom & dad about. I kept trying to figure out how their level of excellence can be achieved at 60%.
If the number was really high like 95% or above, that would represent excellence. An example might be something like: We scored a 95% or higher on our recent patient satisfaction surveys. On the other hand, if this number was really low like below 3% I could see it representing excellence as well. This would be the case for something like for the past 10 years we have achieved a level of excellence by having less than 3% of our patients file a lawsuit.
I then began to think about my real estate exam. Unfortunately the minimum score was only a 70% to pass. To me, that is not a level of excellence but rather level of mediocrity. I remember when I took my exam for my license that many in my class were ecstatic to just pass with a 73% score. Mine was a 94% and I was rather upset with myself.
I guess that is one of the reasons I have managed to remain successful as a Myrtle Beach Real Estate agent. One of the things that my father & I have always pressed for is being the most successful real estate agents possible. We are continually taking more classes to keep ourselves educated and always looking for new ways of selling Myrtle Beach Real Estate.

With the recent start of fall brings all types of wonderful thoughts to mind. The leaves changing color, cooler weather, Myrtle Beach Golf picking up, increased sales of Myrtle Beach Real Estate (hopefully), and of course, the fall Bike Rally.
Personally, I am not a big motorcylcle guy, but my wife on the other hand really likes to grab a bike and go for a cruise. When living in Atlanta, she would go out for rides with her brothers on a regular basis. It was one of her favorite things to do.
Below is a video I shot of the Spring Bike Rally in Myrtle Beach last year. I was on floor duty on a Saturday afternoon, so I stepped outside and caught a little footage of the bikes passing by. I hope that you enjoy.
What I have noticed over my 7 years of selling Myrtle Beach Real Estate is that normally the fall months is a busy time for me. We have been known to have some of our best sales months during the fall. To many that is surprising. You would think we would be busiest during the summer while all the tourists are here. But, the big problem is that while people are on vacation, they are renting the Myrtle Beach Condos that are listed for sale.
Also, many parents come back during the fall to shop for real estate because the kids are back in school and they are able to focus on business instead of being distracted by trips to the beach, or some of Myrtle Beach's attractions like Broadway at the Beach and The Market Commons. They are able to focus on Buying Myrtle Beach Real Estate only.
This year hopefully will be the same as years past. Buyers who have been waiting really should look at purchasing during this time because inventory of Myrtle Beach Homes For Sale is high while interest rates are still rather reasonable. This means you can find some really great Myrtle Beach Homes at wonderful deals.
